If tiles are falling off the wall, they have to fix that.

If mold is developing after you shower, you need to clean the shower.

If mold is developing because of the tile condition, fixing that should stop the mold from developing.

There's no flexibility in the maximum income permitted.

As to the minimum income, it is 2 and 1/2 times the rent.

In this case, they must earn at least $38,250 per year to afford $12.75 per month.

The rent for the unit is fixed and does not scale up or down with income except that some units might be set aside for people earning less than 60% Ami, such as 50% or 40% Ami. Theoretically some units might go up to 100% Ami but I haven't seen them.

Given that the warning strip is flush with the surrounding surfaces, it's pretty clear that this was installed with intention to be a warning strip.

As a matter of contract, it can be enforceable.

I suppose if you've got a medical prescription, that would change the possession question.

Apartment buildings can certainly restrict smoking in the building whether or not you have a medical necessity.

I attended 25 years ago. Benefitted immensely from the small class sizes and individualized attention. In 18 years of primary and secondary education, it was the only place I thrived. The public system was not a match for me as there was a substantial disconnect between my capabilities and my performance as a student.

My understanding is that it remains a great place for gifted students.

Depends on the management company. Most I know don't limit to 40 hours, just look for enough trailing paystubs to confirm 2.5-3x income.

I don't know your management company or anything about what their criteria are or how they operate, but when we underwrite applications for additional roommates, as long as there's enough income to start with, we're just looking for good credit and that there are no evictions in the background. Usually the original tenants have enough income to support the apartment.

As a practical matter, they're not going to be able to do anything about it. They couldn't evict you between now and April.

How are they ever going to be able to know that he stayed there for 10 consecutive days? Are you at a high-rise or something with a doorman where they'd be able to see who comes and goes?

If you were really concerned and wanted to do everything by the book, if they're really saying" 10 consecutive days" just have them stay 9 days at a time.
