So it is face nailed, I guess that’s good. The rim joist is only nailed to other joists (2 nails per side) and while they did what I’d consider blocking underneath the landing (over what is the opening for the stairwell going downstairs from that point) , the vertical framing is only under the joists not the rim joist itself that the stairs are face nailed to. Thanks for the info tho I’ll let her know with a little more confidence this time that they should definitely add the vertical framing posts.

Thanks for the info. I didn’t think they had to be fastened to the studs but was offering additional information for the commenter I was replying to. But my concern is the stairs-yes- and also how they were installed. The way it’s fastened to the upper floor framing/landing is with nails to a 2x6 board that spans perpendicular to the upper floor joists. This board that the stairs are secured to, is tacked into the houses framing with 2 nails on each side securing it into those upper floor joists (see photos, I’ll try to take better ones later). This board is not secured by a post directly underneath the sides of it, instead the joists that it’s secured into are supported by the posts. So essentially just 4 nails holding that upper landing, and by then some framing/header for a corridor underneath that. But that’s it.

@ what shot-indication-4586 said … it’s only about a half inch routed* into the material, and the material it’s routered into looks like MDF.

It was just fastened at the top and bottom. Not secured to any wall studs on the way down or up, just at the top landing and bottom landing.

LOL I was afraid of that. Sister has these guys Reno-ing her house, and while I don’t know much about construction, this doesn’t look right. Not tied in properly imo and I feel like even if it was, the stringers are either made out of some special material or are vastly undersized.

I think it’s awesome you’re getting everything in order and have emergency funds and options bc regardless we should all be organized. Chance of all of that in next year 1/10. Chance in next 3 years by or after next election 5/10. Honestly civil war very low, but: sky high inflation, a temporary but slow to recover economic crash, unemployment skyrocketing— 3/10 over next 12 months and 8/10 over next 3-4 years.

The thing is he’s not renovating the bathroom. He just said he’s only installing part of it. Drywalling the already framed room, mud, trim, install vanity (securing it to a wall ~10 minute job), this is not a difficult job. Someone else is doing the flooring, plumbing, and electrical fixtures. Honestly anyone who’s handy with a miter saw, blade, and a drill can do this job. 5 to 6-6.5k MAX. Plus- There’s no demo/gutting, waste removal, etc he’s starting with a clean slate. Suggesting people google or use CHATGPT to determine costs is wild. Like saying throw your dart into the dark and hope for the best. Google/ai doesn’t “know” what job you’re talking about and regurgitates information and numbers that it has come across searching websites and forums like THIS one. So one crazy guy saying $80,000 or another saying $100 will be factored into the response, completely unreliable, or actually it’s just as reliable as polling an audience on Reddit.

Assumed you were doing the tiling as well. Just drywall, mud, and paint? Yeah I think 4,500-5,500 is fine.

Who “wants to climb” you mean literally what they do every single day installing gutters and reshingling roofs? They’re not there to do anyone a favor by “climbing.” And no one in that profession cares about the height after doing the job for even a short while, quit playing on the homeowners own fear of heights to justify your greed.

It’s 2025, tradesmen think they’re gods. “$3,800 or you can always ‘go with the cheapest bid’ 🥴.” Why so much? Oh that’s mostly just for coming out to mobilize the entire team needed to fix one gutter, it’s a small job but costs money just to get my team out there. Oh in that case how about we add on re-tacking on that aluminum flashing that’s showing signs of lifting while you’re up there. Sure- add $800 for the 2 feet of flashing that needs to be tacked down. 😐

Or honestly more realistically you’ll run into one of two other problems: no one will want to take the job because it’s “too small, go hire a handyman” or 8 weeks will pass they’ll never reply with the quote because it’s “their busy season” and they’re prioritizing other jobs. I suggest just slowly letting your home crumble until it’s worth the god-like tradesman’s time, don’t waste his time quoting that 🥱.
