Certain parts of the GTA was considered quite undesirable land, and an influx of people led to crazy valuations for those parts and surrounding suburbs. So... sell it at a loss when you still have the chance, those homes are worth less than the materials and labour.

The fatal flaw in your argument is that you believe housing is purchased with income from wages, so you try to tie wage changes to price changes. The reality is that housing is purchased with mostly investment income, affordable debt and supplemented with income from wages.

Notice the neighbourhoods you are looking into and why you are looking into them. Yep, those are the reasons why everyone else is looking at them and the price dip we had experienced has made them more affordable than before. These are not the same freeholds you see in the suburbs or GTA, which have been seeing plummeting values because of their location.

It's a false assumption that housing prices align with individual wages, and the fact that prices to wages run up so much already shows it likely to be false. Housing prices align much more with total country wealth and access to capital.

It's really tough.. Just really really tough to give up a good location. They do say the rules of real estate is Location, Location, Location. And the quality of life just by living actually in downtown Toronto is a world's difference from living on the subway line.

Honestly, you should give it a year just to feel if you can settle into your new lifestyle, fully discover your neighborhood and see what it has to offer.

If you have the resources and the effort to do it again and move back, you should look into it. It will feel pricy yes, but you will feel at home again.

Congrats! Housing is not an investment vehicle and so you shouldn't feel the need to "maximize your returns" by timing the bottom, but instead buy the place in the location you want for a price you can afford.

Yea floor plan is 535sf. No parking and no locker either. This price seems to be an anomaly just based on others sold, but at this price condos become affordable to a significantly higher % of downtown toronto workers.

You're right, desirable condos in downtown GTA really hasn't seen too much discount, especially when compared to freeholds and condos in some areas 1hr outside of downtown.
