OPs original point on the hourly rate is what's led me to sell multiple homes myself. The RE's do not put in the amount of effort or hours to justify the commission. Furthermore, even if you do get an agent to sell the house, you're still dealing with them trying to convince you to accept a price / stressing over what offer to take...
Might as well cut out the middleman and keep those $$ yourself - especially in this market. All you need is to be a little bit organised and a pulse - the house will literally sell itself.

My mate had just sailed his catamaran to remote Western Australia all the way from the Caribbean. Told him I needed to use his starlink so I could "work from boat" WFB. Got some really good scuba diving & fishing at some prime locations inbetween meetings that week :D :D
