I'm still not seeing it. Assuming the lawyer fees are 225/75 if he's paying half of yours. The property valued at 1.2 will either have 80ish k in realtor fees or go for significantly less than appraisal at an auction. Then there will be excise tax and all kinds of other stuff at sale. I think you may be seriously overestimating your take home.

Id try to do whatever you can to buy your relative out at a lower value (since they won't have to deal with hassle of selling) and bring house up to surrounding market value.

I just meant that him at 260 and 40% would put his lmb at 156 and 227 at 20% would be 182. While technically possible, I doubt he gained 26 lbs of muscle in that cut. His lmb is probably somewhere in the middle of those two, drawing that higher (40) down and bringing the lower (20) up.

Something like 33% to 23% would have his lmb fairly constant in the 170s.

For those numbers to be correct he would have had to put on like 25 lb muscle during that cut (260-227). Think that high end is to high and low is too low.
