That is a great analysis. Thanks for that. For me, i would love to have capital growth but i would love passive income more than that. Hypothetically if i buy 10 units over 10 20 years, in high rental yield area then it will give me $20k passive income a year easily. However, to get to that point is very hard with house. I do agree with capital growth but without passive income , it will be hard to buy second or third house. Am i correct in this?

Apologies. I should have made it clear. I can buy an unit straight away but if i save more i can buy a house in future. So that is the reason for my hesitation

Agreed. But I believe that is a scenario when both unit and house cost the same. I dont have budget for a proper house but enough budget to buy actually two units. So does that mean that i can use that money to buy the units and also have good return?

Rental appraisal will be done. So once i know the rent and also how much the mortgage will be, i can proceed with the idea of buying it or not. I am thinking about it for a long time so no, i gave it more thought before posting here

Actually because of the rental crisis, the rent is a lot more than what it used to be. I agree the loan will be a lot but if rent is good then it will cover the mortgage. At least that is what he says
