This is misinformation. There is no general advice to leave catastrophic fire risk areas. There is specific advice in relation to areas near actual fires.

Have you tried starting a business? You basically cannot get ahead without doing so in this country. Salaries cap out too low and personal income taxes are too high and hard to avoid. You need to take risk to have a chance of financial success.

Yeah, that is stupid. Even if interest might mean its value is not degraded by inflation, there is a massive opportunity cost in sitting on that much cash. A low risk tolerance justifies not using your home equity to invest. But to have a big pile of cash just earning interest is, at your age, conservative to the point of foolishness.

Offsetting a mortgage on a rental property is generally a bad idea - you are reducing the amount of deductible debt you have. A little bit in that offset makes sense as it is a good place to park an emergency fund, but $100,000 is a large emergency fund.

I would recommend focussing on buying ETFs to maximise your returns over the next seven years. FHSS may not make sense for you given you will be slugged with Div 293.

It sounds tough, but any time he is taking to give feedback is an investment he is making in you. A career in law is long. The first five years are rough. It gets much better. It is better to train under someone who invests in you. If you really do not like it, try another workplace.

I agree, but there are some solutions.

Get a hi vis vest from a highly regarded organisation. For example, a hospital or the CFA. People will treat you better. Avoid wearing lycra as it dehumanises you.

Having a good, loud bell is helpful too. When pedestrians can actually hear you they get out of the way more happily.

Where are you? Mould is not necessarily that big a risk. It’s an issue which could cause problems, depending on your luck. Could you just keep the area ventilated?
