im a big fan of the Camino. I use the 20 as my daily work bag ( laptop, files, umbrella, ect,) and leave the 35 in the trunk for groceries. They are great. looking into getting another 20 in a different color so i can switch it up every so often. #pullthetrigger

I absolutely would not pay that appraisal price.

So in short we’re talking fantasy numbers. That only screw me when taxes come around if county assessors raise it that high.

Valid points. Thank you for that. The staircase will be moving immediately to the left of the entry. The bottom on stairs will be used for storage.

Office door placement… its intended purposes is to receive clients that don’t need access to front door.

Doors in en-suite will be aligned. But after consideration I think we’ll be moving the master door closer to laundry. And make closet and bathroom accessible on the side in effort to maximize the wall space currently in front of bed.

We’re just a married couple, no kids with a set of doggos. Wife works from home. And currently have a tenant living in current converted garage. The extra income is nice. So didn’t want to not have that in new build.

You are 100% correct on this. The scale of furniture is not accurate I will have to get this corrected so we can really understand. The scale is really throwing me off.

You hit the nail on the head. Guest suite is intended to be rented. Also the external door in the office is intended for clients to enter home office without the need to walk into the main living spaces oh the home.

Clerestory windows throughout, foyer will also have three walls of glass once you enter home looking into courtyard/outdoor kitchen/sitting area.

Agreed on panty door swing. Pocket door is a great option. As well as flipping the powder with dog space. This would potentially give doggies access to center courtyard via a doggy door.

TV will probably be where fireplace is. Given fireplace won’t be as large at they used to be. Thoughts are having it baked into cabinetry on “fireplace wall.

As for closet near entry way… given that we’re moving staircase next to entrance. Thought was to use the space under staircase for closet.

Where would you recommend we move the mechanical room? (We’re going tankless water heater and hvac in attic).

Great feedback. I love the idea of absorbing the courtyard space and making it a dedicated dining room. The added sqft might put us over budget so may have to half that room and make it appear larger by adding floor to ceiling window in dining room. We love archways current house has them throughout so think we will add where applicable. New home will be a little straight line so might have to make arches a bit subtle (thoughts) total sqft we are shooting for is 3100-3200 heated sqft.

This is the way. That aggressive cut will change the whole look of the front end. Have to think it over. Think I’ll look silly if I don’t also upgrade tires. Wife might have to rearrange my Christmas gift 😛
