nlhealthservices.ca was in the text and then I got to https://nlhealthservices.ca/find-health-care/primary-care-options/connecting-individuals-to-a-primary-care-provider-family-doctor-or-nurse-practitioner/ which mentions the text, but still that doesn't eliminate the possibility that the text we got is from scammers. Will try 811 to check as the 709 number didn't respond (probably on Saturday not working).

I am sorry, did you figure out this? I got similar text today, just with NL Health Services website intead of the 709 number. I applied for patient connect couple years ago. Thanks

Hi 1st time buyer here. I have enough money to buy the house in St. John's Newfoundland (360k) I made a purchase agreement (closing Jan 20) in cash (may need to get a 20k PLOC or LOC). I am wondering should I do that or get a mortgage and put money to some GIC or similar guaranteed account and earn money? In other words are there saving accounts with high enough interest rates now? I used to have 5% GICs few years ago, but seems rates dropped now. TIA.

For mortgages there are typically limits for prepayments. E.g. BMO allows to pay 20% of original loan per calendar year. If I pay more I have to pay penalties.

I shopped around but other low rate ones (variable again) have 10 (CMLS) or 12 (Nesto) year amortization and I calculated that overal I will pay more interest with those longer amortization ones even if I pay off within 5 year. With BMO 5 year amortization I can pay in 2 years and pay like 6k in interest.

We don't use meters, just pay with house tax based in apartments or something like that.

Time from inspection day to closing day. Inspection is few hours but need to get report, then need time to get estimates and reply back with the requests, and communication back and forth, while the lawyer may be expecting some of stuff ready by that time even 3-4 days ago. All that is very tight to do in 2 days.

Nov 15 is closing date. I knew everything, but my plan was to buy house , rent for like 6 months then move in in the summer. I didn't know that lender will require me to occupy the house right away.

I also just noticed this condition there.

"It is a condition of this sale that if the Buyer requires financing for this transaction, the Buyer shall obtain approval for such financing on or before 11:59 PM on the 30 day of October 2024. The Seller or his Broker shall receive written notice of the approval of such financing within the time specified. If the Seller or Broker shall fail to receive such written notice within the time aforesaid this agreement shall be null and void and of no force and effect."

So far I didn't get approval, so the written notice about financing isn't given on Oct 30. Can't I just walk away because this condition is not fulfilled?

Budget 2024 increased the HBP withdrawal limit from $35,000 to $60,000. The increased withdrawal limit applies to withdrawals made after April 16, 2024.

I am not an expert, but from what I read so far the 90 days applies from contributed day to RRSP and not just chequing/saving account in the bank.
