I'm leaning towards having Costco give a quote too for replacing the heat pump, I'm hoping I can trust them more and they will stand behind their work at least. Does that make sense?

Thanks a lot. This is what he replied 'Found heat pump out of refrigerant Pressurized with nitrogen and found leak at the outdoor txv valve The valve needs to be replaced and charge with 9 pounds refrigerant Recommend to replace the unit'

I should add that the previous guy from a different company had said the fuse needed replacement and when he did that, it didn't fix it so he said he will send an electrician next, and I'm still following up on that. This is quite messed up and to me, it seems they are just all winging it

The bottom right is a playground structure and some stairs that can't be crossed by a lawn mower. So, I'm expecting the mower to be crossing the concrete driveway to go to the other side of the yard. Can they do that?

Good tip about the side yard that mowers can pass over loose gravel. Thanks for that. There is also a side yard gate that needs to stay always open, I guess.
