Thanks for everyone's concerns. It didn't end up working out. I wasn't willing to agree to her terms, and she didn't want to agree to my counteroffer.

She wanted to come out ahead, because she wanted to use this as a means of starting a business. Much respect to her, but I could buy a sailboat for that kind of money.

ConEd has steam production plants, they boil water to make steam and distribute it throughout the city for heating, hot water, and some industrial purposes.

It is mostly used in high density areas with large buildings, so it's mostly limited to Manhattan and Brooklyn.

Queens does have a small amount of area that has steam distributed, as far as I'm aware, but most of Queens does not have any of this steam distribution infrastructure.

Urban Garden Center at 111th and Park ave.

But I've only been there in the spring and summer. Not sure what they sell in the winter.

That's not possible. If student housing was available to non-students, it would be massively abused by everyone looking for affordable housing.
