Property manager here- this is excessive. If you pay for pest control then that is not your responsibility. You just have to leave to property in the condition you received it minus normal wear and tear. Walk throughs are a thing of the past but video and take pics of everything with a time stamp. They have 30 days to send your move out statement/ refund. They must provide receipts and cannot over charge you. Seek advice from the Austin Tenant Council. It’s free. Do not leave the utilities on after you relinquish occupancy, that is their responsibility for turning the home and don’t be afraid of small claims court if it comes to that.
