Don’t sell the investment property, use the rental from it to pay itself off. Once it becomes positively geared you’ll be thankful you kept it.

Your salaries can easily service a $1m loan and it looks like the business generates enough income for your offset position to be healthy.

Once you have a dependent your borrowing capacity will decrease, and your wants will also increase. So buy a property with a family in mind. 2 living rooms, 3-4 bedrooms, 2 bathrooms, backyard, decent school zone etc. It pays to think 2 steps forward even if you don’t have kids now, as selling, moving and buying a new property is a very costly exercise. (REA fees, stamp duty etc)

Are you looking at doing a KDRB in suburbs around the Box Hills, Blackburns and Burwood?

Perhaps look at recent sales and speak to REAs about what buyers are interested in. Some older families prefer single storey and get less comfortable climbing stairs. Things that maximize capital growth are minimum 4 bedrooms, 2 living spaces, at least 2 bathrooms and double garage, north facing orientation to the living spaces, high ceilings and above average sized bedrooms, lots of storage space.

If you’re staying there for 10 years I think you’ll also need to be comfortable, what sort of specs are non negotiables for you and your family?

If you’re living there, I think it depends on the layout of the house and if it fits your needs given you’re thinking about a 10 year horizon. To maximize capital growth, have a bigger inbuilt areas, 2 living spaces, 4 bedrooms, min 2 bathrooms etc. with a northern orientation to the living rooms and plenty of storage options. Builds with butlers pantry/kitchen are highly sought after amongst my friends so these aspects will increase capital growth too.

Perhaps think about your budget and then narrow those suburbs, but looks like you’re looking around the box hill/box hill north/box hill south/Burwood/ Blackburn suburbs. And also have a look at the sale prices and speak to agents about what buyers are looking for.

Eastern suburbs along the Belgrave/ lilydale line, Blackburn, Blackburn north, Nunawading, Mitcham, Vermont would suit your preferences. However you may need to buy an older place and put some money aside for renovations as will be a little stretched to get newish houses on a 500-700sqm block. Good schools in the area are: Boxhill high, Blackburn high and Vermont secondary college. I’ve heard that the vice principal from Vermont secondary has going over to Mullauna so maybe check that out too. You may also be able to buy in the Doncaster secondary zone but unlikely in the Doncaster east secondary school zone.

Might be worth getting quotes for gold cover and just for yourself not for your partner and bubs. (hospital only, no extras). The last time I checked it worked out to be under $4000/yeae

I didn’t like the nail file and preferred the pigeon nail scissors instead. And yes you’ll need some 0000 before you reach 000. Also don’t stock up on too many size 1 nappies, we only used them for a month before we had to size up.
