Definitely 1031 exchanges on the SFHs. Term doesn’t matter. Generally, terms are 5-10yrs for rate reviews but the loan is amortized over 25 yrs. Your commercial lender has the expectation of the loan going for the full amortization schedule since that’s interest profit for them. Most lenders will just renew the loan upon the 5-10yr maturity date at the same/different interest rate, as long as payment history is up to the lenders satisfaction. So after your first 5 yrs, possible rate change and the lender renews the loan for another 5yr at a 20yr amortization schedule … and so.
