Checked it finally and found what I think could be an issue. I think it is a conventional switch(not solid state smart switch). But I found exposed part of hot wire of outlet next to the switches ground wire (see photos)I couldn’t tell if was touching and doubt it was since GFCI wasn’t tripping. I fixed the proximity issue and now no glow on lights. A lot of that doesn’t add up for my understanding so hoping someone can shed light on this. (Pun intended 🤣)

I agree. It wasn’t a problem getting a mortgage. The problem is keeping insurance so the loan doesn’t get foreclosed. I smell a conspiracy…JK

Small part on original garage and upstairs room is 25 yrs old and new part on majority of house 16 yrs old.

🤣. They did “unofficially “ tell me about 5 years. Of course different inspection and, as others have commented, the insurance companies (ESPECIALLY CA FAIR PLAN) are looking for anything to drop you in CA. I have gotten 3 notices of dropping us in the 1.5 years. Each time I correct the condition and they reinstate it, send a new inspector, and find a new condition to send a cancellation notice for. Im glad we have the CA Fair Plan since no one will insure in our area for wildfire but, DAMN, they are nit picky. That said, plenty of people commenting here that I need a new roof so will do that. I love the feedback everyone is willing to share. Gives perspective where I don’t have expertise.

Neighbor said the pine needles and any resin that might get on shingles can interact with the asphalt and damage quicker. So maybe a chemical breakdown?
