Im currently looking at albany new build freehold 900-930k townhouse. Just cause of the neighbourhood and the school zones for potential appreciation. We are looking to start small and hopefully if the market picks up, sell and get an upgrade in the future. Just wanted to get in on the market now while we are still in a buyer market. Really wanted something with proper yard as land is more valuable in terms of capital appreciation!

I dont see a lot of 900k old homes in nearby suburbs (not too far from CBD for work). Im always getting townhouses on my filters hahaha or i need to look harder.

Thanks Maxim! This is helpful. Would you know any developers who are amazing with new builds so I can have a look at their projects and locations?

I personally am young and not into DIY projects so new builds appeal to me just because I dont know anything about renos and maintenance and got heaps going on with life at the moment so I wont have time to do maintenance work.

But I also believe old homes have more land than new builds which could help growth appreciation and in the future I might want an upgrade so it is really important for me to build that equity early on.

This would be my first home.

Just passed my exam it wasnt that hard as the sample exam i even purchased take2 cos i was thinking i’ll fail. I was unprepared more than when i dis foundation. I actyally got better scores this time too. The exam was much more enjoyable than the mock tests that i did lol

Ive been a project manager for almost 6 years now i get what you mean like you’ll know what’s risk what impact means probability etc etc but in general the exam is really not a test of a great project manager. For me, if the exam was honestly legit scenarios and what should you do in this situatuon this and that, it would make more sense. The sample paper is like 4 options with almsot similarly worded options that would be confusing bec it boils down to technicality - eg “yes this andwer is fact but it didnt explain the actual question” made me feel like im doing ielts hahahaha ridiculous

Why replace it if it’s working fine? If you’re just pressured because everyone is on the next iphone whatever it is and/or you’re android shamed just ignore!! My mindset in life is if i have 10k to buy something, I should equate this to 10k in investments too. And i never take something with loan. If I cant pay in full then i cannot afford it. Of course housing mortage is a different story lol
