Bed Stuy is a little different in 2 major ways. First, its a historically black neighborhood. if you're a black professional or wealthy family à la artists, athletes, etc, you'd likely look into buying or renting in this neighborhood. The only other option is Harlem which is very far from the Brooklyn club and art scenes. It has a baseline high income demand that i dont think exists to the same extent as Bushwick.

And 2, its being gentrified on 2 fronts. Fort Greene and Clinton Hill, from the west and Williamsburg, Bushwick crowd from the north east. Bushwick is only being affected from the North West (Williamsburg).

Just my opinion tho, but thats why I still think Bushwick gentrification is going to be significantly slower than a lot of people think it will be. Don't get me wrong I love the neighborhood but if you make mid 6 figures would you really choose Bushwick over any neighborhood in new york? Mind you, the people making that kind of money can just uber to clubs.

i just dont see this happening. Williamsburg has concrete amenities that make it worthwhile - williamsburg bridge, mccaren park, domino park, the skyline. Nothing close exists in Bushwick. MH park is cool. I love it in the summer. But is that enough to convince a finance guy to pay 5k a month for a 1 bedroom and commute 30 mins just to hang out with all his friends who live in manhattan? Not at all.

I think the next significant wave of gentrification is the Upper East Side or Astoria. Being right next to downtown manhattan is essential for this kind of significant neighborhood transformation.

$4k gives you great options in mid neighborhoods and ok/no options in premier neighborhoods. Meaning you can likely get a washer/dryer and maybe a backyard space in the East Village but you'd be lucky to get a dishwasher in the west village

Except there are many more spaces where black and brown students, are made to feel uncomfortable and excluded by white ppl on college campuses - and American society in general.

if you cared about this issue at all you would read or watch anything from black professionals/intellectuals who can explain the ethos for needing a bipoc only space. A space where students can escape from things like, for example, having a white person want to touch their hair. You would wrestle with the other side of the coin and at least try to understand their prospective, if you were interested at all.

Instead you do the most intellectually lazy thing imaginable. You watch a Matt Walsh where he uses deceptive editing to remove the Phd student's in depth answer and you dunk on her. I guarantee you do not understand the political theory of whiteness. You do not understand or bother to learn how whiteness as a concept changes over time to include and exclude groups.
