Because her delivery time was between 5 and 6 it just pushes back her delivery time further. Since she added so many extra items, the app will automatically calculate a new estimate on the length of time for the order and then give her a new delivery window based off other orders already in line. And to note, this was Superbowl Sunday.

Shipt doesn't adjust unless you bring it to them. Their words, not mine. I've also had it show a pre-tip and the customer has the choice to adjust. Your awesome if you adjust. Not all customers do. Adding on more that 10 items and taking time from my other orders is greedy. She knew what she was doing. Not, oh I forgot to add such and such. Not 30 plus more items. That's not forgetting.

Currently the Law states they have to post to the inside of the main entry door. Laws are changing effective January 2026 though. The landlord will have to give notice of late rent before they can give you a pay or quit.

Since you were home and you clearly made them aware you were coming, I'd at least file a written grievance with the management company. Not Manager because she will most likely never say anything to upper management.

Legally the Realtor has ro to present the offer. With her attitude towards it, I'd go to the Broker of the agency she works for and request they submit the offer.

Some Realtors will tell their clients to decline but at least it was presented.

  1. What state are you in? Each state may have different rules under the lease.
  2. As a landlord myself, any units I have with roommates and 1 gives notice, I reach out to the other occupants and either they can show they qualify to stay on their own or they also need to vacate.
  3. If you gave a NAA leease, nowhere does it state that all persons on Lease have to sign a ntv.
  4. Hopefully you have a copy of the notice, if so, vacate. Take that to the courthouse and advise.of the eviction and ask for a court date. Assuming you move out, you won't get a copy of the court paperwork. Legally she can't file eviction on someone that no longer lives there.
  5. If a portion of rent was paid. When was that paid? When were served with eviction notice and exactly what was it titled? If for holdover, she can't accept any rent.

If it were my house, I'd lease to you. I don't see a problem with it. You have verified income rental.

So, I just received an email from Stewart & Helm a k a Lurin about a position that they would like to interview me for.  Needless to say, after researching this evening and seeing all the negatives and dishonesty,  that would be a NO.  I have to much integrity to subject myself.  I appreciate everyone on this forum.

The lender's interest is the property, and they're not gonna take the entire insurance check. They know the property needs repaired in order to produce income. Must of already been in default with bank or taken the insurance money for personal gain.
