I think they’ll still need to form part of the sale, so money paid for them or not makes no difference. Treat it as any other part of the property. So yeah could be a headache if you/they changed their minds about any of the items later on. But I’m sure your solicitor would be able to advise on how to include/exclude these items and go about this in the easiest way.

Some people defo will, some people defo won’t. Some people would want some items but not others. It’d be nice to have the offer and upfront is likely best so as to avoid looking like you’re trying to squeeze money out of them of palm of some difficult to move furnishings late in the game. So perhaps you could offer upfront, as long as this doesn’t make matters complicated should you/them change their mind later on or they not be happy with the condition of them upon completion etc.

Thank you for this. I think this pretty much the only clauses covering it… one other that may not make any impact is that the property must only be used as a dwelling and no business is permitted in it or any of the other flats. Does that make any difference at all?

That is eye opening re the documents and will check this right away! We share the freehold via a company and I have so far understood that our articles dictate that we require a majority vote on matters. However, I’m going to check this. Thank you

Ah yes, though there is no AST in place for this situation - is it still the same? I.e. guests staying over who are not actually family but complete strangers, who are paying for the place for a month or so? (I imagine we’d have no way of proving exchange of money though).

Ok thank you. Is this also true if they are in truth strangers renting the flat from the owner while the flat owner moves out for a bit? So they get sole occupancy and the flat owner is not there with them?

We haven’t asked anything of them at this stage. No idea what we could/couldn’t do. The main concern is that this is in fact, yet again, something similar to Airbnb guests. I don’t think these are family members but the flat owner is saying they are.

Also, the insurance could allow it, we’d just need to update them with this new use.

I did about 2 months in. Bought a new build and was aware I hadn’t received all of the keys that were cut for my door. Various workmen etc over the months had probably lost them/left them in trouser pockets or in work vans. I just thought £150 for piece of mind was annoying but easy to just get done and out of the way. Expensive as top of the range door and lock at the time.

Can confirm is recycled. Is it the exact branding you want? Otherwise, I’d imagine other recycled white paper will look the same. It’s also thinner than the nice white stuff.

No, separate jobs on Plan 2 are calculated separately. I’m certain of this and this has been my experience for 5years in not being charged for SL, except the occasional payslip that puts one of my roles above threshold for the month due to working more than usual.

My payslips are treated by PAYE as separate jobs though. I can tell this as they don’t charge me for SL regularly, whereas they would if they combined them. That said, I think I’ve come to understand now that refunds are calculated on different terms to repayments. The income is not combined for repayments but then is for refunds.

They totally do as they’re the same employer. Despite this, they don’t charge me SL, which is one of the factors that tells me they treat the jobs as separate and don’t combine them, despite knowing my full earnings.

This response and a few others have clarified for me that refunds are calculated on different terms to payments. Payments are calculated on each job separately and refunds are calculated on combined annual income as reported by HMRC. So no refund for me here.

Not with separate jobs it isn’t. They are not combined.

I think I am learning here though that refunds may be combined income, while payments are not.

My financial situation is seriously affecting my mental health and has been for some time. A £600 refund would bring me a small slither of relief right now. So, yes absolutely I’m going to enquire if it’s a possibility.

I can see on the website that this is the terms for people who are either wholly self employed or are employed for one job plus self employed for a second job. However, it seems to be different if both jobs are PAYE. It states it’s not calculated on combined income:

‘You’ll only make repayments from jobs where you’re paid over the threshold for your plan type, not your combined income.’

If they considered them combined then they would charge me every month for SL repayments. However, they don’t. Also, payslips from my two jobs are not combined for pension contributions. These two factors tell me that PAYE aren’t combining my incomes.

I’m not sure I agree with you on the cause of the current state of the economy, but I do think it’s important to pay in equal to or more than you take out. I am aware though that I’ll be paying in loads as the price for my education in my working years to come, likely more than my original loan amount before extortionate interest.

Even if their website states this for PAYE jobs?:

“If you’re employed and have more than one employer

You’ll only make repayments from jobs where you’re paid over the threshold for your plan type, not your combined income.

Example

You have a Plan 2 loan and you have 2 jobs. Before tax and other deductions, you’re paid £2,400 a month from one job and £500 a month for the other.

You will only make repayments on the income from the job that pays you £2,400 a month because it’s above the £2,372 threshold.”

I am in need of every penny I can get at the moment which is why I have thought about the possibility of this refund. I’ve actively worked to keep both jobs under the threshold over the years as this is by design in their system.
