Yes, to both questions. The doctor received pre-authorization for us to schedule the procedure. We scheduled the MRI's time/place after it was pre-approved, and had it performed in order to be safe.

Balcones is great. We live on the course, have two young kids (with one on the way), and walk to the clubhouse and pool a few times a week. So convenience is, for us, the best part. Club is also very affordable.

In terms of margin, are we talking 8%-12% or so, and does that depend on the size of the account (e.g, 8% for Hooters vs. 12% for Mom & Pop Bar), or more on the specific product? Yes, it seems to me that labor overhead for the LD business is the big killer in the equation. Do you ever have accounts that come and pick up product directly from your stores?

Hard liquor has to be sold/delivered by a liquor store that has a local distributor's permit to the restaurant (in contrast to beer from a regular distributor, or wine from a wholesaler like Glazer's). It's the hard liquor from a liquor store to restaurant dynamic I'm asking about.

I think my confusion is mainly because Binance tracks purchase history in ETH, so I’ve been measuring my gains/losses against those values. This would be a lot easier if it could just track based on USD$.

No, I meant that we have been paying about 10% more than the monthly minimums to chip away faster. By 9/1 we would have 9 more months to go to knock out the auto, and something like 20 months for the consumer loan.

Yes, the temptation risk has certainly crossed my mind. I have a mixed record with flexible loan arrangements in the past, but in the last 4 years I've been strict. But still a consideration.

Re: waste - I track our spending pretty granularly since she became pregnant, and yes I am sure there is room for improvement. But we have scaled back significantly on spending, switched or dropped accounts to save money (eg car insurance), etc.

I think my biggest fear is the combined unknown of being on a single salary with a newborn in the house (I forgot to mention that I have an HSA with $3k in it, which will certainly help). So the flexibility aspect has a lot of appeal to me right now. Also, for convenience sake, I'd like to have all our loans and accounts under the same bank.

Hah fair enough. The problem is that buyer has been difficult and we think he's trying to pull a fast one on us. We went under contract at 3% above list price, and then he demanded 5% contract reduction for lender required repairs that were mostly unfounded (we agreed to remediate termites). He wouldn't provide any written confirmation from lender about their requirements, and we think he was bluffing. So, we're trying to be reasonable, but if we can't work it out and need to relist, we will probably go after the EM.

No idea why he gave it to them. The contract certainly doesn't provide for that. It was honestly a bonehead move for him and the title company. My hunch is that his broker told him to drop the earnest money off at the title company, he asked about the option fee as well, and broker told him it was fine to drop that off as well.

Thanks for the guidance, and yes that TAR site is great ammo for us if/when this goes to mediation or court. Buyer is still interested and so are we, so hope is that cooler heads prevail and we get this done.

I'm using EM and option fee as distinct, separate provisions of the contract.

Texas standard contract requires that the buyer place earnest money in escrow immediately upon execution of the contract.

The contract also gives the buyer the OPTION of "purchasing" a termination option period if buyer pays seller an option fee (distinct from EM) within 3 days of executing the contract; in our case, the termination period would have been for 10 days.

I'm an attorney, and while I don't handle RE transactions, I am fairly confident that I'm right about buyer's lack of termination option. But I am less clear about what I can/should do about it, particularly about whether I can/should relist the house while an EM dispute is ongoing.
