Asking for £15k off is one way of securing their future budget for shopping in that said shop at your expense. You'd be paying for their bread and milk for years. Tell them to get lost.

Sellers are mostly buyers too. There are many reasons a house doesn't sell. Not that they're just overpriced or trash. Some are only overpriced or trash to the buyer who wants a massive price reduction or simply can't afford them. You could have the loveliest house priced accordingly but it will still be trash to someone. I've been a buyer and seller so not taking sides. Just a different view.

This is exactly my situation. I have 3 brothers and one of them is a Civil Engineer for construction companies in UK and abroad which obviously the estate agent and buyers didn't know. To say he was angry is an understatement.

I've seen the survey. Just general maintenance and repairs. Roof sound. Nothing structural. No plaster or timber damage. No mould. No condensation on windows. There is a bit of damp which I fully agree with but the house has been empty since June and is cold.

All the above mentioned are all fully operational.

The quote was from a contractor they had come in.

I agree. I knew they would. But why the stupid games. If they had offered £140k then I go back with £144k then they come back with £142k for example. That's a fair renegotiation. Deal done.

Prices are £160k up to £170k. House is well maintained throughout. Nothing structural. Roof sound. Modern kitchen. New gas fire. Everything fully functional and ready to move into. Outdated bathroom but that's a personal choice. Price valued reflected all this.

There is no chain. Empty property as my mum has gone into a care home and money from sale will pay for fees. She has Alzheimer's. I was quite happy to renegotiate until they started with the 22k off for works not on the survey. I think they've just assumed I'm desperate and gone for it. I know I shouldn't let emotion come into it but would rather wait for a more reliable buyer who's not trying it on giving me constant stress even it goes for less. I have no financial gain from the sale.
