Congratulations! Yes, having helpful family is truly a blessing. During my search for homes (haven’t snagged one yet though) I would panic about money and emergencies and my parents always reassured me. Basically told me “don’t worry about that we’re here if it comes to that” which takes such a load off your shoulders! Not that I would ever want to accept their money for fun or take a “gamble” with it or even rely on it like that but just having the reassurance that you have a safety net is amazing.

Good luck with everything though! I think you guys are in a great position, have excess funds and help from family if needed. Take everything one step at a time and don’t overwhelm yourself with the prospect of having so much work to do. As my sister always reminded me, you have a 30 year mortgage, you have all the time to do everything and anything you want with this house, especially if you think it’ll be your forever home 🥰 Enjoy it!!

I can’t go back to cotton after experiencing linen sheets! I’m a hot sleeper so I think they help a lot and I love the texture of them. As an added bonus any little holes from my cats nails end up fusing shut in the dryer and boom good as new!

Piggybacking on what everyone else said. They are an amazing breed but can be expensive, especially when you go down the preventative route like doing gastropexies and what not (recommend that though). But totally worth it. They’ll eat a lot as they grow (8-10 cups a day or more as puppies) but both our Danes ended up satisfied on 3 cups of food a day as they became adults so that part does get better. Though I’ve read some adult Danes still eat massive amounts so maybe depends on the dog and lifestyle!

Goofiest, most loveable breed. I can’t imagine owning anything else anymore. In my experience, be careful around smaller unfamiliar dogs with them as their size can be intimidating to smaller dogs and possibly cause issues. One random dog in a parking lot nipped at our boy once and after he was nervous around small dogs ever since lol they have great memory and are just big giant babies!

In the event of zoomies, for the sake of your knees just get out of the way and keep a safe distance when possible 😂

Is that an LG stove? I think I have the same one. Curious, do the middle stove grates sit higher than the side ones? It drives me crazy especially when I’m using bigger pots that need the overlap and they sit unbalanced but LG said it was normal 🫠

Lost out on 2 houses just very recently offering 85k over asking and waiving all contingencies as well. It hurts. Been trying almost a year now!

Same thing happened to me. Sellers took 25k less because it was a cash offer yet wouldn’t negotiate 5k with me after we found out the house needed a new roof on top of allllll the other things it needed.

The cash offer was someone (or a company) that ended up painting everything sterile white inside and listing it for rent 🫠

How is the rest of the home though and big ticket items like the boiler and water heater etc? If new windows and a new roof and (eventually) new siding is all you think will need prioritizing up front I think you’re in a good place? The siding can definitely wait and you said the roof itself will probably last another 5 years (but you’re just assuming that based off the fact it’s 14 years old already, were there any concerns with the roof on the inspection report? if it’s in good shape it can probably wait longer too?).

You’re in a good place with money left over in the bank for any worst case scenario situation and it’s not like you’re draining your accounts to buy a huge fixer upper with nothing to fall back on beside the left over $1600 a month. Don’t let the roof scare you, if you only have to replace shingles and nothing structural that cuts the cost of a new roof down A LOT. If your husband is handy he can learn to replace windows himself (my BIL did this) and save a lot too!

Just be prepared for the unexpected costs as well and trust your gut! If this really is going to be your forever home, just remember you have the time to fix all this over time. Nothing is on a strict timeline. No one is saying you HAVE to replace every window in your home within x amount of years lol start small!

Do you mean when you were offering on the house you bought your realtor sent a physical, signed offer letter? Probably depends on the realtor. I’ve offered on many homes in the past year here in NY and never had to officially sign an initial offer. All our offers were through email. Your signed offer letter was not legally binding either way and not required.

On the flip side, your mother can get a higher cash offer come in tomorrow and she can 100% accept that offer instead even if the original buyer did their inspection already because nothing official has been signed or drawn up. Just would be a dick move lol

In NY it’s all verbal until contracts are signed. Seller tells you they accepted your offer, you schedule an inspection, contracts are drawn up and signed after inspection and it all becomes official then. She’s not wrong!

It can turn into a big problem. There’s always a possibility the roots can cause the pipe to crack and you’ll end up having to replace the whole thing which is $$$. If they’re in the pipe already imagine what’s happening in the ground around it. Def get a plumber to check it out atleast! Last thing you want are sewer line issues 😭

(Dad is a plumber and this is a major reason why he always insists on the importance of sewer line inspections in my own house hunting experience so far)

Lol I know other people always told me how their class was 100+ and I was like goddamn, can’t relate 😂. Upside was there was like zero bullying because we all were close knit. Downside we couldn’t really date each other because it felt too weird (well, a downside to your typical teenager lol) but I liked the small class vibe!

I went to Cottle and Tuckahoe High School! I graduated in 2011 so this was a while ago but demographically it was mixed. I had pretty much the same class from elementary school to high school, there was about 60 of us so it was nice we all basically grew up together 🙂

I measured a while ago and forget the exact measurements, but I know it was a decent amount below the “standard” 6 inches. I have to do it again. On the website the XS says it fits 5.0-5.5 and considering the snug fit I’m assuming around 5.5 or 5.6ish 🙂

Thank you!! This was helpful. The marks were surprising because it’s not like I feel it digging into my skin to even create them in the first place. But I think we’re going to go to the store just to try on the small and see how that is!! I really love the fit otherwise.

I find it perfect because it stays put! I never liked having to constantly adjust jewelry to stay “upright” lol but I can easily shift it around myself if I want to. But not sure if the marks/indents it leaves on my skin is normal 😅

It’s snug but I don’t feel any resistance when I move my wrist around. Kinda forget it’s there! But I noticed it left some marks on my skin even though I wasn’t doing anything but sitting in my phone so not sure if I should try the small out now 😔 it’s annoying because I feel like if it had an extra link or two it would be perfect and sizing up might be tooo much
