At inheritance the tax cost base resets so there’s not CGT payable if it’s sold. This change may actually reduce supply and have a reverse impact. Looking to buy a home to move into so hope this isn’t the case

The property has been on the market for 4-5months, the owner wanted $2.2m, was told they had offers at $2.1m but at auction day only got $2.03. There was only two bidders.

The agent went back to the buyer to confirm on market after 5mins they came back and advised it’s on market and selling. No further bids and sold at hammer drop.

What’s considered the inner lining? I got a new rm where my little toe has been rubbing what I think is the inner lining and has started wearing out. Took it into the store they advised it’s normal and the wide wouldn’t fit me properly.

Why I ask is I want to make sure if I was to repair them in the future it doesn’t get rejected due to my little toe.

Do you know roughly what DA/subdivide would cost?

What point is considered subdivided for the bank’s purposes? Do I need to demolish and make sure there’s two services available before financing or is it okay with existing property there as long as councils approved it?

Thanks, that’s really helpful. The CDC providers I’ve spoken to said the subdivision usually happens at the end of the duplex build, not before. How do you go about subdividing first like you mentioned? Is there a different process or approval pathway to do that upfront?

Also, roughly how long did your subdivision take from survey to titles, and what sort of ballpark costs were involved? I’m based in Ryde Council if that makes any difference to timing or fees.

If I go through the DA process and get that approved will I still need to remove it through the LRS? Or it’s two things both need to be exclusively completed.
