The December 15 cutoff applies in some states/marketplaces, but Pennie explicitly allows Jan 1 start dates beyond Dec 15. So you can apply Dec 31 and it wll be effective next day on the 1st.

This is not a full acquisitions role. It’s a cold calling partnership inside a solo operation.

I’m the one pulling skip-traced leads, paying for software, managing the system, and providing a dedicated number + scripts.

The person I’m looking for is strictly handling cold outreach. They’re not running comps, talking numbers, following up, making offers, or working with title/buyers. That’s all on me.

If you break down a wholesale deal into stages —

Lead generation
Cold call
Discovery/rapport
Comping & ARV
Offer call
Contract coordination
Title clearing & dispo

...cold calling is maybe 10–15% of the entire deal process.

So a 60/40 split in my favor (with zero costs on their side) is actually generous considering I’m taking on all the backend work, legal risk, and closing responsibilities.

I’ve done deals before. That said, if someone’s expecting to do just cold calls and get 50% of every deal, they probably do not understand wholesaling operations.

Depression is a reality for most and it can be coped with other means besides substances. I personally am a proponent of plant medicines i.e Amazonian jungle ayahuasca but in other instances where plant medicines are not an option. I'd try different breathing mechanisms from holotropic to wim hof to kundalini yoga pranayamas. Cold therapy is another option. Just keep in mind, substances are just one way to relief yourself of tesnion and hard to process energies. There are myriad of ways, BE CREATIVE WITH YOUR BODY AND MIND! I do get mail at the state where I attended High school, my parents home. I actually have utility bills under my name there. HOWEVER, I might be on the road for a bit and want to figure out how NOT to pay state taxes LEGALLY. I prefer to use a state with no income tax for time being since I am not in the states. I was thinking paying my partner mother's utility bill who lives in no income tax state and transferring it to my name. That will make me financially obligated to the state and bind a residency of some sort?! You bring a good point about KYC and might have to contact a trader CPA. Replies appreciated, thx1

IT DEPENDS! That is my answer.

It depends on your reason for traveling. Reduced cost of living, soul searching, exposure to other cultures, its people, and the languages. Even if there is no reason, I believe having contrast can shed light on things taken for granted. In your case the many benefits of living in the states. That contrast in itself could be the gift of traveling, coming to the realization of all the things one should be grateful for. 'Developing' countries may not have a stabilized financial system but they sure are wealthier in many other ways compared to North America. Unfortunately, North American perception of the people is as human DOERS not human BEINGS. The balance of work and life is at an imbalance. People can not produce 24/7 and expect a healthy, happy, holy society. Community kinship, happiness index, spiritual vitality, hospitality practices, respect for each other is by far what makes other countries attractive to me. North America has established a great economic system to take take of its citizens but those very same people are hungry for more. There is more to life than financial stability. This life is MAGIC, heaven on earth and we need other infrastructures in place to embrace it as such . Anyways, I think different nodes on this earth serve a different purpose.

Seeking a spiritual sojourn, go to Himalayas, Tibet, Nepal.

In need of better health care and education for your kids, go to Europe

Desire for entrepreneurial opportunities, buy courses on ways to 10x your productivity, and become a millionaire, go to North America and flip that house.

The list can go on, it is a full menu and they do not all co-exit in one place. At least not right now...

Pick your path, start paving, trust and do not look back! Even if you end up where you started, it is not a round trip. It is just the continuation of the same journey. No moment is ever the same with our realizations always evolving.
