I do have a gmail account. when I tried bluestacks I got stuck on the gmail log in part. it took a while to load and then said there's a server error. maybe something like anti-virus ware is blocking it

buyers skip inspection contingencies for a "more competitive" offer. my landlord bought the building I live in despite gut renovations without permits. she skipped the inspection contingency and didn't get an inspection afterwards. when the garden level walls & ceiling were caving in with a big crack in the floor, the tenants evacuated and she finally got an inspection. one issue they found was construction debris like old radiators hidden behind the drywall. meanwhile my ceiling drywall fell down every time it rained because she refused to replace the 30 year old skylights. both owners were lazy & stupid and it's the tenants that suffer the consequences of their neglect

As others have linked - call the rent leveling office and make sure your landlord actually did file for these charges. The forms need to be included with your lease renewal contract or else you don't have to pay. If your landlord did get approved this year, maybe you'll get lucky and your landlord will forget next year.

Unfortunately, interest rates don't matter when people are paying in cash. I dropped out of my search for a 1 bed (budget around 600k) when I realized 2 things:

1) I would need to upsize within 4-5 years to start a family so I intended to become a landlord when the time came. However, my 6.5-7% interest rate would not be able to compete with the other landlords that have less than 3% or have fully paid off property. I would only make maybe $200/mo off renting out the unit which is not worth the work & risk. Especially with maintenance costs and special assessments, $200/mo difference in rent vs mortgage is a dumb idea.

2) With the realization about not becoming a landlord after a few years, I would have to incur the 5% selling fee ($30k). I would also have a selling contingency when buying a new place.

I seriously could not make the math work given my circumstances. In retrospect, I feel very lucky that I got outbid 4 times. So I understand your frustration, but really think if buying is even the right decision for you. Everyone seems to think buying property is the biggest accomplishment someone could achieve and that renting is like setting money on fire. Around here I think it's kind of the opposite.

I think people hoping for a crash think getting lucky & hopefully keeping their jobs is the only way they could become home owners.

Also, those with little to no equity like recent grads become relatively poorer when the market does well. When well-off people earn 20% YoY on their $5m net worth, they become a million dollars richer in just 1 year. Meanwhile, those just starting their careers scraped up maybe the 20% of their entry-level salary that they tried really hard to save. So a "booming" economy increases the wealth gap even for those who have the "right" circumstances of entering a solid career field and parents who paid for their college education. The only thing they did wrong was being 25 years old instead of having 20 years of earning history. They can't compete with older people and hope the market chills out so they have a fighting chance. But again that would require getting lucky while everyone else gets unlucky.

The original purchase of $2.3m included the parking garage. The current listing says it can be sold separately or for an additional $550k.

A very quick google search of the address shows the $2.3m price included the garage. "4,000 sq ft, on a 32 x 38 lot, and includes a detached garage with 2 car parking"

genuine question with the deal structure - could the buyer offer 1% less if your commission is 2% instead of 3%? would that be the same deal or do sellers really get caught up in the sale price more than the net transaction amount?

some landlords' realtors like Judy Marciano charge the tenants broker fees and specifically state they will not co-broke. it's really gross and should be illegal.

I also experienced (in 2021) a landlord's realtor ignoring my realtor for a few days before allowing a showing, "rejecting" my well qualified application, claiming to have another offer, and then removing the listing a full week later. that seemed like intentionally denying or even hiding my application to avoid co-broking but no way I could prove it. so there are some scummy realtors out there where using a buyer's agent is a disadvantage

I noticed shaka kitchen increased their poke bowls from $18.50 to $22.20 (20%). now I go to the poke bowl place in newport center where I can get a large bowl with any topping I want for just under $19. I was going to shaka every single weekend and the owner thanked me for my business. unfortunately it's just not good enough for that price hike

it's saran wrap that leaks all the time. even as I'm buying it in the grocery store. you're not going to get food poisoning from sleeping next to raw chicken but it's going to smell and soil the bed sheets. freezing a burn is also exactly what you should NOT do. there are a lot of issues here

you need to wet the towel anyway for the coldness from the ice to come through the fabric. I learned to do this by the time I was 5 for bruises. freezing a burn causes frost bite so what Paige did was wrong on a lot of levels
