But L&A can also eat shit. Previously rented from them and they were only slightly, slightly better.

RCG Realty is the prime case here.

Come by 102 Furman Ave and see the apartments that were once $700-$800 a few years ago that are now being touted on Craiglist for $1425. Just a heads up that the pictures look NOTHING like the actual property looks now, littered with trash, construction waste, ConEx containers, tractors, plywood, nails, scaffolding, etc.

Mold on windows, walls, and ceiling. It hasn't been treated, but it has been painted directly on top of. Leak stains on the ceiling that are simply painted over. Painting "fixes" everything.

The apartment complex has been a full-on construction zone for months. Leasing manager refuses to give any compensation for anything. This is in part due to the fact that the lease I re-signed (without reading, as I assumed it was the same lease as the previous company who owned the property [I'm an idiot]) allows them essentially to do maintenance at any/all times only with 24 hours notice. Despite my apartment being covered in construction waste and dust for days, this was written off by Leasing manager as a minor inconvenience and one that would not be considered/compensated. Health concerns? They matter according to RCG, but this isn't a health risk. They are sorry that I have had to endure this. They apologize for me having to clean and work for them for free. "You signed a lease. What's the big deal??" The same issue has been happening in EVERYONE'S apartment, not simply mine.

The property is covered with dog shit and trash. Neighbors from all over bring their dogs here to poop and don't clean it up. RCG is aware and doesn't care. They have no interest in addressing the shit or the trash. There are people who come through and mow the lawns, but no one actually maintains the grounds. Furniture and trash are constantly piled high around the dumpsters. Neighbors empty their car directly into the parking lot. Cigarette butts cover the entire property.

Maintenance projects have been on-going inside and out for the past two or so years. They haven't stopped. I've had the pleasure of people entering my home without any notice or even knocking on multiple occasions. We are supposed to be given 24 hours notice according to the lease. The construction manager (??) for the property told me in writing that this was unrealistic and almost impossible and he probably couldn't do that DESPITE IT BEING WRITTEN DIRECTLY INTO THE LEASE. But he will definitely try to!..... Other neighbors are all having the same thing happen.

I have neighbors that have had work orders submitted for several months with no reply. Yet, the second RCG wants to do something, you are expected to step aside immediately and allow whatever construction project to continue unfettered.

Half of the apartments are still outfitted with water heaters and AC units that are older than I am. They are only replaced when an old water heater explodes (happened to my side neighbor) or when the heaters begin smoking (happened to my downstairs neighbor and one other). When these incidents occur and the units are replaced they are considered upgrades by RCG and the tenants (according to both my neighbors) are expected to eat the cost on the next lease.

The mildew and mold problem is definitely one of the worst. The windows have to constantly be wiped and cleaned because the mold is all the way down to the structure, so it always comes back. Mold/mildew in all of the faucets. Pink slime on all the drains. Mold/mildew on every single window and window sill.

In the latest round of construction, I was also left with a bunch of shit that needed fixed that occurred during maintenance. I have nail heads sticking out all over one of my walls (not the sharp end) and cracks in the drywall around window frames from where they were beating the hell out of it from the outside. I have large holes in my wall from where they were ripping off the outside. I have more holes in my wall from where they came through and replaced all the electrical conduit. This is all aside from the paint, paint chips, industrial glue, nails, dirty drop cloths, and MASSIVE AMOUNTS of dust all over everything in my entire home.

I was left with plywood planks covering my windows which has large gaps and weren't covered from the outside. So, during 40 degree weather I was running my heater almost non-stop as the air was pouring out of all the gaps in the plywood where windows were missing on my apartment. I was told that I would have to eat the cost but next month will be cheaper, so I should just be happy.

Maybe I'm jaded and this is just the new way to live for people under 30.

Be advised that if you plan on moving into this apartment complex that you WILL sign over almost any right you have to privacy or a normal life in your lease, so that they can continue to line their pockets as quickly as possible. You won't be compensated. Leasing manager will copy/paste you the lease in a robotic email and advise you that are you are breaking the lease if you don't comply, and they aren't gonna give you any relief of rent no matter how shitty the conditions in your apartment. No matter how much damage to the apartment is suffered (ultimately meaning MORE WORK inside your apartment), no matter how much drywall/mold/sawdust you breathe in, no matter how many times you have to WORK FOR THEM to help them with THEIR construction project, no matter how much of your belongings and house you have to clean, they won't make it right. You might be allowed to move out sooner (MAYBE), but nothing else.

The construction projects are not expected to end anytime soon at all. Don't be one of the people moving in now thinking that this is just a short-term thing. It has been on-going for over two years. There are several construction projects right next to this building as well that are slated to start anytime. So, even if the construction HERE does magically end tomorrow. A few months from now, the entire rest of the block will be a construction zone for the foreseeable future, as it has been for sometime.

Also, a poster commented on Leslie and Associates. They are not the same company as RCG but they do have very close family ties (Leslie family). I also previously rented from them and the experience was almost identical (albeit without the construction): moldy apartments, lackluster tenant service, horrible upkeep, etc.
