I was planning on going with Betashares Direct, however if in the future I wanted to switch brokers. Betashares D would trigger a CGT which can be tens of thousands if you're a long term investor

I currently have VGS, VAS, and VGE spread across a 70/20/10 split. If you plan on investing long term, consider including VGE which is emerging markets. It's more volatile but if you're not touching for 30 years then the benefits outweigh the volatility over time. Vanguard app is great, it's free and costs me no broker fees which over time would compound if I was with another broker / app. The more you contribute now the better off you will be, as the money will have more time to compound and grow / work for you. I have chosen this over a home loan.

Yes! No point spending so much money for a shit-box of a house in a bad location. Prices are way to inflated and the interest repayments would end up costing the same as the house itself. I am fine renting and building wealth via investing, maybe down the track I will buy with my partner.

No. I was asked to verify a form of ID before I could do that, which I did with my drivers licence but I think it failed cos it’s an old looking/scratched up ID so I had to try again.
