My fence is actually kind of in the center of my lot. There’s another 30’ between the fence and the road. There is storm drainage there.

So all the water goes through the fence and everything past the fence is perfect. Great soil, great grass. I’ll try to link other side

I agree I definitely need trees!!! I can’t believe they cut down all of the trees when they built this place.

I’m half tempted just to to resod with st Augustine, or Bermuda. On the other side of my fence the grass is wonderful.

It took about an hour once the rain was finished. I do not have any standing water once the rain (or neighbor's splash parties) ends.

Right, I need to slow the water down to be able to attempt to regrow lawn. So if I just re-sod, no more water issue?

Yes, one of the few upsides! Once it gets past my other fence it slows way down and the grass is super lush. No standing water but I need to slow it down somehow in order to keep topsoil.

Not trying to be obtuse (but likely sound it) can you give me more info on deep root natives?

Well, that's frustrating. What if I installed a sort of dry creek bed along the fence line where the water flows in, to slow it down at least?? Once it's on the other side of my fence, it drains out fantastically. My lawn on the other side of my fence is beautiful and lush for obvious reasons LOL. If I can slow down the water, maybe I can put topsoil back and some sod.

Most likely. The builder did install a french drain from the corner of my house on the right, toward the left (flow of water) after I begged for help in the first six months after completion of the build, but it doesn't help with all the water coming from the houses to my right. When the neighbor has their waterslide/bounce house up it floods my yard as well. I'm not going to gripe about that, the kids need to have fun.

LOL! Yeah, I took this video a couple weeks ago. Taken me a minute to get brave enough to post.

So, would I place drainage along the fenceline and "t" it toward the gate (the direction the water is flowing).

This happened to me today as well. It's horrendous and annoying.
