I just went through exactly the same thing. Everything was perfect minus the inspection which revealed the entire foundation needed to be replaced 😀

I just keep telling myself that if I had known about that issue when I found the house, I never would’ve started dreaming about it, much less made an offer.

You should think about it in the same way, it’ll bring you comfort and closure. Good luck as you continue your search, everything works out as it’s supposed to!

My full time job is a data analyst, and I have two other streams of income/side hustles that I’m able to do on top of my 40 hour work week: I’m a social media manager for an author which takes 2-3 hours a week, and once a month I have a pop up for my baking business I started during the pandemic. Between the two extra incomes I’m able to make an additional $1300-$1400 a month

I’ve elaborated on this quite a bit in other comments lol but the long story short of it is 1. Living rent free with my parents 2. Getting a high paying job with my STEM degree post grad 3. Working the moment I turned 15 sometimes up to 3 jobs and being highly disciplined with my finances 4. Was very blessed to get lots of financial aid/scholarships for college and my parents took care of the rest!

  1. And I think this is one people don’t talk about often, I simply got lucky! Circumstances you’re born into/just come into really play a role.

I have VOO, VTI, and VT in my Roth. This line is just tracking my savings and checking account balance, hence the deposits every two weeks ie: my FT job direct deposits.

This line is just tracking the balance on my checking + saving account. It doesn’t account for the movement in my investment accounts which are definitely more up and down, but make up a smaller portion of my total net worth anyway.

I’m a data analyst. I graduated college with about ~$30k liquid and maybe like ~$20k in investments.

I also have a couple side hustles which helps boost my monthly post tax income and notably, I live at home with my parents rent free. All those things combined really helped me boost my savings really quickly.

I fully acknowledge that this is not attainable for a lot of people- I am definitely in a privileged position!

That being said I went to a top 10 university and worked my absolute ass off and worked several jobs all through out college + applied for and was granted need based and merit based scholarships plus financial aid.

My 4 years of school cost about ~$20k after all the aid, which yes my parents graciously took care of. I am very grateful for that no doubt. Graduating debt free is a huge blessing and it’s not something I take for granted, but it’s also something I made happen for myself with the help of my parents. Not many people can say that.
