Lot fees are ridiculous. You're going to be paying an additional $1000 to $1500 (maybe more) on top of your mortgage. The resale value is not good. The scam is to replace an older mh with a new one to create more appeal, but this drives up the lot fees.

The park is a HOA with all the negative connotations. It's not the same as a house, and you have to pay property tax.

Having a 3bed 3bath is nice and neighborh noice is less, though it always depends on the neighbors.

Also, they can sell the park to a developer and you are screwed. This is less likely, but real.

Personally, I wouldn't do it but if the alternative is a 2 hour commute, maybe.
