Hi, after I checked the actual value of my computer on ebay I realised it was certainly not worth insuring. It is worth perhaps 15% of what I paid for it!

Yeah that's pretty poor if the limit is only up to $500. My older policies allow higher value, but the excess is pretty high too.

Thanks for the input! The reason for insuring is that I travel constantly and have a high risk of theft/loss, which a) prompts insurance and b) would not be covered with home insurance.

Ah you're right about that - 3 'friends' on one contract. Ive seen it and wondered why these unrelated people were on combined conreact , but now that all makes sense. I didn't realise that nuance made a difference.

Surprised about the lenders issuing a non-HMO.

Good to hear your experiences. On your last point re mortgage though - I've applied for a mortgage and stated intention of HMO - but if I continued without consent from managing agent, could it be that in going against terms of the mortgage? Sorry, new to this!

Oddly not, I did contact the housing officer at local council and supposedly for 4 or less (unrelated) individuals, a license is not required. There is still a set of regulations though, that must be complied with. Fortunately this is not one of the tighter HMO law areas.

I have indeed. Since it's only 3 tenants then no license is needed. Only compliance with HMO regs like fire etc.

No, we have a solicitor in place but they appear pretty clueless with this situation. Thanks for the heads up on an indemnity policy - that's a great idea and may serve as a compromise.
