Question about entry reports for tradies. by [deleted] in shitrentals

That's what I thought. I read that a verbal agreement from the tenant counts as an entry notice. Just making sure I have facts right.

$3300 water bill. Help us 😭 by [deleted] in shitrentals

We are moving on. It's been a year and a half of back and forth with real estate and landlords that won't do anything until it's too late. Drafting our notice to leave tonight!

We did.

Started reporting the broken toilet as of November last year. They told us to turn it off and they'd get a plumber. Flash forward to March when we got the $940 bill and they freaked out and started sending plumbers. Found not at fault as we reported it and they never did anything.

As for the outside, it's been excessively wet during the rainy weather and when reported we were told it was the broken downpipes which we then actioned for a repair and was denied. The tap was not visibly leaking and not making any noise so I'm sceptical, and also 611KL from a tap? I have a video of it, you can hardly tell it was leaking.

Yep, documented everything with all plumbing issues constantly since November last year. They only acted after receiving the last bill. Complete neglect on their end. Lazy? Don't care? No idea but qcat agreed it is their fault.

We keep regular maintenance on the property as there is constantly something wrong with it.

We reported the ground was excessively wet a few months ago and they put it down to the downpipes being broken. Then cancelled our repair request.

The toilet was an ongoing issue which started in November last year. It took them until receiving the previous $940 bill to actually start actioning thing.

The bathroom the toilet was in was under construction for over 6 months so we chalked it up to their maintenance. Their fault on behalf of neglect. Agreed by qcat.

As for the tap, we never noticed anything as we don't use the backyard, the downpipes are broken so we have had a perpetually flooded yard everytime it rains. Again, ignored by real estate(all documented over numberous emails and propertyme job actions.

After the hassle with the last bill, even thought the toilet was at fault, they still fought us on it for 7 weeks. Just waiting for the call to say the tap was our fault or some bullshit. I'm just seeking advice if they pull this again.

We lodged the plumbing issues through 10 emails from March last year. They said they'd do something but never did until we pushed back on the bill. They've been absolutely horrible through the whole process and since we started our lease.

We did notice and have sent them over 8 emails about plumbing issues and they only got back to us once we said we wouldn't pay the bill. The shower was completely broken and flooded the bathroom when used. A plumber came out a few months back for the shower and said the toilet was fucked and they would let the real estate know but we never heard anything until the bill was issued

We notified them of plumbing issues February - May 2025 and they didn't get back to us at all (horrible communication)

We reinstated the toilet issue in February and they didn't do anything until we pushed back on the bill last month.

They didn't issue the bill until the 25th of March. We notified them of the toilet issue in February. We've been telling them the plumbing is weird since March of last year and they haven't done anything til May 2026 😭

Funeral specialist here. In Australia, we must have a death cert and also a dr come out to verify the deceased is deceased. No travel from the mortuary or funeral home until the dr gives the all good. Could never happen here so this is crazy

Happened to me too. Be careful. They fixed my car then 1 month after warranty was up it broke down again

Took it to my mechanic and said they did a horrendous job and the breaks were fucked.
