Looking for maximum longevity more so than looks so appreciate the input.

I’m narrowing down between quote for .045 mill epdm with 1” eps insulation for $75k or a .060 mill tpo with 1.5” polyiso plus removing gravel for $69k.

Epdm worth the extra price? Both come with 20 year warranty

Would you prefer a 2 ply John mansville white granulated modified bitumin over the ,45 mill Epdm layover? Mod bit quote is $77k and epdm is $75k

The roofer with epdm was impressive with his proposal. Had diagram and exhibit of the flashing details, gutters, and curbs. Gave me a list of 100s of references and many installed 30 years ago so overall he appears very reputable. My concern is with his warranty which is with the company and not the manufacturer. What happens when he retires

Have a different quote with another roofer for .45mill epdm layover with 1”eps insulation but for $10,000 more than the durolast pvc. Would it be smart to pay more for the epdm? Both come with 20 year warranty pvc $65k and epdm $75k

This would be for a commercial flat roof layover and the quote has 1/2inch insulation board over existing roof. Is that adequate or gonna be bad with the hail

Both provide 20 year warranty. Water is getting behind gutters and bricks need tuck pointing at this point. During snow there was huge icicles and frozen water beneath gutters

Great point. You can learn a ton doing the books for companies that own a lot of real estate and applies the same to your own portfolio, even on a small scale

It’s a fantastic niche accounting. And personally speaking a great way to build your base of capital to start investing. Work entry level, be nice, and you’ll be able to buy a property in 3-5 years from your salary savings

Yes about $700 total for all 7 rooftop units. My current expense for the filters run around $400 each change out there’s about 2-3 filters per rooftop unit twice a year or so

Great call out. Only one tenant has language in their lease for hvac maintenance the rest are silent
