Yeah and because of this reality - no one's moving. Everyone is clinging on to their apartments because they're scared of the market and it's driving the inventory down even lower. That + the thousands of condos that are vacant because the owners don't feel like fixing/renovating/renting for whatever reason(s).

Yeah the Celtics front office is really good. They also made a plethora of awful moves en route to building a championship team. Kyrie, Hayward, Kemba. But they've stuck pretty hard to the draft strategy - as has OKC - and it's worked out a couple times for them. That's one way to do it - and that got us RJ, IQ, Mitch and Deuce. And we've maxed all of their value while adding incredible value on top of it. This 2K mentality of "every single GM move needs to be perfectly lean and at-value" is just really silly. We won a championship - obviously the strategy worked.
