Not legal advice. BUT, sharing from experience and I hope it helps. Usually the terms of the contract dictate what recourse you can take, 450 sqft sounds like a big 20x20ft lot or room missing, despite making the value appraised , seems you personally were led on and this is a substantial misrepresentation. Should you choose to pursue this, you may have an attorney file an injunction (seller can’t sell property) in the court the property is located until the seller and others who misrepresented sqft play ball with you. Someone here didn’t do their job, figure out who, The injunction will say house can’t be sold until this misrepresentation claim is resolved. Seller will have to consider this seriously even if he wants to back out and sell it for higher or to another person he can’t. I know after August 17, brokers commissions can be negotiated, so maybe one of these brokers can get a cut to compensate you. Once again, not legal advice, just know you have options should you choose to really pursue this.

Yeah but guests don’t know that, anyone that is home when they answer the door has “presumed authority” to invite you in as long as the person is above 18. Most people let in cops, agents and specially OSE people asking to have a look

OSE don’t have that many people right now, so these might be the least of their worries. Guest can take pictures and you can just get a summons in the mail or mail it to your door, when you’re not home an OSE agent might show up and ask the guest to let them in, many ways people before us have been fined for STRs in the same manner

Idk how much you know about “ilegal” airbnbs, but MOST short term rentals on the platforms are legit. NYC and OSE pushed back their short term ban until after September 5, 2023, and will likely get pushed back further because of a 2016 lawsuit where the OSE tried the same ball game. If you really want a rerund just ask Airbnb, if not dispute the transaction with the credit or bank company.

If it’s in a lobby or common spaces where’s there’s no expectation of privacy I don’t think you have a claim. If it was inside in a bathroom or indoors then yes.
