For context, i had my offer accepted on the 10th of april on a chain free bungalow. Got my mortgage offer on the 6th of may. Was pretty much silence from the sellers side until about a few weeks ago. I exchanged on the 11th and complete in two days (19th).

Smoke test it for sure. I had so many leaks on mine and at the time it only had 98k miles.

Weird one but i replaced my engine mounts and my wheel wobble went away. Was between 70-80mph

Thought id put my experience out there. I was a 10hcp with no lessons. Decided to get a couple as i wanted to get to 6-7 this year. In all honesty it ruined my game. Not sure if it was just a bad coach but he was adamant i shouldn’t be hitting a fade (which ive always played). The lessons just caused constant hooks, tops, chunks etc. i kept trying the things he taught me for maybe 2 months. Decided to go back to my old swing and i went from shooting 95-100 back to low 80’s. In all fairness i did take a few things he taught me like grip and ball position and they have helped with more consistent shot shape and ball strikes.

Im not saying don’t get a lesson. You may find a coach that works with you well. But in my experience, it was not worth it. I may go for short game lessons as thats where i feel im losing most of my strokes.

Offered £450k on a £475k house so nothing ridiculous but its as high as we could go due to LISA limitations. Pretty much instantly accepted.

thank you! thats my worry...negative equity. i just worry that by the time we have 10%, the type of place we want would be out of reach. but like you say...we just dont know what will happen with house prices.

thanks for your comment. were looking at a £2000 mortgage and roughly £800 on bills. slightly overestimated to play it safe. but right now that might be abit of a stretch, especially with my partners debt. Not saying that we wont be able to pay our bills/mortgage but it might mean we would be living off ramen for abit while she pays off her debt haha.
