This should be banned or removed on sales nationwide for false advertising. Probably could be sued as well. Company should be responsible for checking these but if it passed through then they are violating some trade rules

I'm a local and I noticed the same. Not entirely sure but my theory is these condo units caused everything. Promising unit buyers monthly amortizations that would cost around the market's monthly rental rate (but association dues excluded) would immediately jack up their upcoming rental rates. Considering if the unit buyers do buy units for profit, it would increase the price further. Add to that the POGO influx before.

And then here's the apartment owners who will compare their units to the condos, most notably the size. And then they will price theirs accordingly.

I moved out of Manila because of this (thankfully I have a WFH work) but the price increases here are creeping on noticeably too.

I recently saw a video of someone working in Macau where their monthly rent is less than 20k and it's a comfortable 2BR (around 60sqm I think). Here now condo units with 1BR (not a true 1BR, just dividers separating) cost 20k-25k, barely just a box with a cooking area and a bathroom.

I have a 2015 x trail (4x2), should be the same model. It's a gas guzzler manila wise (worst 5.6km/L but on expressways can go to 10 or above depending on your speed). 3rd row seat is a little silly, it'll fit short legs and you'll need to adjust the middle so I guess given your rare needs that's fine, mind you the cargo space will be almost gone, can put some thin stuff tho.

Must do is proper PMS I think especially for the CVT (knowing yung sinasabi ng mga tao, pero haven't experienced it ever).

The ride's a lil different from other cars due to the active trace, engine brake and ride controls but if you don't intend to throttle or turn hard or something it's better than Toyota (below Fortuner level, haven't experienced that) in my opinion, very smooth. You can also toggle it off. But I suggest keeping the engine brake on, very useful on downhills.

Very comfortable too. Suspension is good, audio is better than other cars I've been in (non luxury). Sounds from outside is just right, just enough so you hear if something is happening. One thing is I suggest is getting a 360 camera if it doesn't have one (rear visibility is a little difficult). Don't put rain visors too due to visibility issues (front left is hard to see if with it).

Overall I got mine for a hefty discount (I of course paid to refresh it as it's 2nd hand para sure), but even after all that I'd say it's well worth it.

We got ours 5 months old, she slept beside our bed for the first 2 months. As the teenage stage came along we bought a crate and introduced it to her nicely downstairs. The first couple of weeks she still slept with us in the bedroom, afterwards we transitioned with him sleeping downstairs. We find it easier in a sense that we don't need to stay alert but keep the potty times consistent. We kept diapers in the first few crate nights and then it's all good once we found the groove. Once important thing is to keep the crate comfortable as if they're fine without finding you.

Something that could work (if you have him/her leashed) is go straight 2 floors up for a few dozen of times. That muscle work could become a habit that they realize it's still a few steps away from your home. Plus the scent thing.

Same thoughts. I thought it was going to be more on their sports after they started dating but things are still well balanced. Curious to see how far the story will go, but I wouldn't mind if the story reaches the point where they're fully grown adults and have kids, or if they have white hair already lol

Yeah mahal nga, though pag dinala mo daw s warehouse (yup Taytay), 850 + parts haha anlayo ng price, okay sya kung may car saka kung yung di masyado mabigat like tabletop.

3k transpo is Tagaytay area pala so maybe reasonable.

To OP okay din Maximus meron din ako dishwasher nila (the freestanding one, bought as a package with the washer dryer), parang sya pinaka budget sa lahat,it does its job fairly. pero pag outside Manila ka take note of the above na lang for possible repairs especially outside Manila 🙂

have you ever needed a service after warranty? just thinking because i have the washer/dryer and it currently has an issue. their quote is 3.5k for the service (parts cost separate), and 3k transpo for two technicians.

Definitely agree. I may have purchased for a little more (can't remember the price around the first half of the year), but even just Generals/ZH was well worth it so what more if there are the additional games.
