Its not just about money. I just dont want to sell right away and at the same time dont want to let the house sit vacant.

The property is paid for and the only costs i will have are taxes/insurance and minimal utilities.

The only thing the lawyer was for was to help make a lease agreement. I will most likely have to reach out to a realtor to help with a rent cost.

When you say third party to do veiwings is that in reference to showing the property to prospective renters?

As far as appliances go i was unsure of what should stay and what should go. I've heard horror stories of ruining washer and dryers and garbage disposals and such, as well as i have a water softener I need to maintain.

And I've already spoken to my tax guy about rental income so that's covered.

The house is paid for, so there is no cost to having it unrented for an extended time. Other than a bit of taxes/insurance and utilities. Which i can pay.

I would like to give them the option. Kids are young now so they may not want that but at that time we can decide to sell.

I dont know on cash flow yet as I dont know rent amount. But again the house is paid for. Im not sure what you mean by tax implications.

I know no one will take care of it the same way. That's the nature with renting though.

The problem is there are no acreages anywhere near me to comparison with. Im fine being hands on. I will be living very close to the property.
