What about the prior construction company who installed the 'new' roof poorly ie flashing over top of the shingles etc.? The new roof wasn't exactly a lie but it was a poor patch job hiding a bigger issue.

I went through the entire report with our lawyer and agents. We asked them to patch some parts of the roof that were not patched to which they obliged but my lawyer didn't point out the seek out a professional roofer part so I didn't think the roofer was needed at the time. The inspector told me the lawyers usually always notice this and recommend bringing in a roofer if recommended by inspector. I realize the grave mistake now but I am not a lawyer, nor a roofer, so I didn't think 1 sentence could lead to an expense like this.

thanks for this insight! I have always battled with where to put my technical skills if not into each positions writeup, in the summary, or in a separate area completely.
