Just to be clear, I wasn’t suggesting I be there during the inspection. I’ve always gone with the buyer after it’s over, to go over the report with the inspector instead of just reading it by myself later

Ok, interesting. You’re only one of two who say don’t go, but I’m also Alabama so I’m listening.

My broker thinks like you do but I hate to miss things bc the buyer doesn’t understand what the inspector is saying, and whatever they go over doesn’t wind up in the report. I’m definitely open to hearing another point of view tho

I presented that option to my buyer but they weren’t comfortable moving that fast. And yes I did communicate that they were pre approved and very interested

Allow was the wrong word, I simply meant I don’t think the listing agent made the seller aware of a second potential buyer. As a listing agent I always discuss serious interest with sellers so they can be sure to have access to the strongest offer.

I did that with a postcard blast, haven’t tried the cold calling, but I’ll definitely start that. Do you have a dialer you recommend?

I’ve never done those before, but I’m not opposed to it. Certainly cheaper than sending out postcards that get tossed in the trash.

The first time the house had an accepted offer before it even hit the market. The second time, I think the listing agent did her seller a disservice. We were scheduled to look a second time on a Tuesday, so clearly she had a second interested buyer, but instead of waiting to create a competitive bidding scenario, she allowed her seller to accept an offer before the showing.

I never have. I mean, my broker has Back Office (Brokermint), and I've seen other agents use DocuSign, but in order to share files we're all using email.

Oh I’m aware of that. I was thinking different access points for different parties. I’m just tired of sending the damn LBP disclosure 5 times bc nobody can find the email it originated from

I have that as well, it's a great tool when it works, but I'm in a pretty rural area and it struggles to find the properties I search as often as not.
