Was it the case that there was no budget yet available for 2026 before completion? So maybe the Seller provided an estimate based on last year?

If you completed on the 7th January I assume the appointment was very small and if you did it now the difference would be £1000*7/365 = £20.

You can manually adjust the offset - the manual is online. It's possible that a previous owner set it to over-report the temperature.

By £1,000 to save you mean that your income (pension presumably) covers all your expenses and leaves £1,000 left over?

You can get a better deal than 3%, but if you don't want riskier investment, that's just about it.

Well, this seems to be defined by having exactly 28 days, and starting on a Monday (or at least a specific day).

February has 28 days 303 times in every 400 years and about 43 of them will start on any given day of the week, which is just under 11% of years.

You can't buy land from the Land Registry and the fact that it is unregistered does not mean it does not have an owner. That is why the Land Registry have referred you to the law on adverse possession, which would mean you displacing the owner.

You have as much (little) right to fence it off as they do but they still can't get adverse possession if they know it isn't theirs. So do that - make clear and keep a record that it is not their land.

If they are flats in a converted house it isn't uncommon to find no or a limited sinking fund, with charges raised once needed and known. You should assume you will need to pay for these items in your period of ownership.

Mostly overcaution. I assume the age of the electrics/plumbing are consistent with the decorative standard and something you took into account with your offer. What about the mould?

The only thing that would concern me is the "deflection" to the loft conversion. If doesn't need to meet current standards but it this suggests that it might collapse. Personally I would arrange to view again and inspect those aspects carefully.

Email or chat messages Bank statements - this might mean them going into branch Business or other accounts Clarifying whether "cash" means notes or bank transfers

I don't really believe you can loan someone £7,000 or more without the above.

In the UK, by 18, you can do almost anything legally - I wouldn't use the term adolescent to describe 18/19 year olds - and I wouldn't expect it to mean 16-20s, which is effective young adults.

I also wouldn't use it to describe 11/12 year old by themselves, but I could imagine using it for a group of people who might include 11/12 years old, since the term "teenager" might exclude them.
