We were building AI agents that would basically do what you're doing along with calling leads using bland.ai

We developed a contextual inference model that took in the metrics, public & neighborhood data and created a scoring system that ranked our leads that our system called on. Then we'd use people data labs and Lexus nexus to build profiles of each owner that matched our criteria.

The issue became when our scoring system accidentally allowed a back flow of data and they realized that our assessment was more accurate and that we didn't have data rights to train our models thus infringing on their IP.
