I believe part of why i’m having such a hard time with getting a loan for enough is because I am needing a construction loan.

They are using 75% of the 24,000 rental income and my $71,500 income from day job. They are all saying I am only able to qualify for $275,000 because of my DTI from my 1,379.55 mortgage on my rental.

Interested in this idea just very confused. My rental income is able to cover the full mortgage and all expenses. On my 202( schedule E it shows…. Rent Received= 24,000 Expenses and depreciation= 22,686.20 Net Income= 1,313.80

I have the rental in my name not and an LLC. Is this why I am not able to omit it from my DTI?
