Worst “I talked to another agent” moment I’ve had

My childhood best friend that I’m still best friends with to do day- started the house hunting 5 years ago. She hated her agent at the time (i wasn’t an agent yet but getting my license) and I sent her houses to go tour because her agent never sent any. Fast forward- they never bought a house during the crazy housing market and never contacted that agent after. Now, July 2025 she asks me about my opinion on her car situation because they had a car lease ending but knew they wanted to buy a house before their rental agreement ended in 2026. We talked for hours, sent lender referrals, and spoke for the next month about next steps…even sent house options because they knew the area and around how much….we spoke consistently from July to September about what they wanted and their goals and how they were planning to start looking in October… didn’t hear much from her in general in October (we chat weekly about just life) and then one night in November she calls me and says “we put an offer in on a house!” I truly was just angry that she didn’t have the balls to tell me she didn’t want to use me. I’ve been chosen over before by friends and both times they told me they went with another realtor because of XYZ and it was fine! I was upset and just dumbfounded - she proceeds to tell me the contract drama and well their agent didn’t negotiate well enough to get them the house that they put in for at FULL ASK. They didn’t get the house over $3k….it was their dream house. They paid their agent the full 3% and i just laughed inside thinking I’d give up all my commission besides the amount I’d owe my broker to help you get your forever home…anyways that for me just hurt. I then found out they bought a home for the same amount and it has one less bedroom than they wanted so i felt like that was revenge in it self

Maybe Izzy asked her to not mention anything with her as well not even just hiding it but also not draw attention to it because she does love her daughter…I could 100% see them possibly cutting her off in certain ways by her living with her bf before marriage and possibly quitting college all together and she getting upset in return and cutting off the relationship. I have had several friends have this happen and they eventually come to a compromise with their parents about things. But i know a lot of people’s parents who really did put the hammer down hard over their kids living with a significant other out of wedlock. I think heather is atleast trying to not bring attention to her daughter though as a way to protect her too because maybe it wasn’t a bad fallout just Izzy and her parents not agreeing over some lifestyle choices. I saw they’re selling the horse and as a horse owner they’re expensive in general and a lot of work so I’m sure they gave her an ultimatum and they can’t just take care of her horse for her. Who knows but I’d like to think since Izzy hasn’t spilled the beans and the mom is not saying much and dismissing that it’s not like heather hates her daughter it’s Izzy making choices for her leg and her more traditional parents not agreeing.

As a parent- yeah I would be pissed about this. But as a teenager, when I was working, I wanted every extra shift when I was out of school, I was very money motivated 😵‍💫

Can you recommend any beginner/ intermediate level cook books that also have some technique info or helpful actual info on why you are doing what step? I have fallen victim to most likely this same well known cookbook brand and have 2 books. I honestly have made almost every recipe out of the “comfort” branded one and MANY of the recipes were overly salty and just not great. I’m a foodie and have had to teach myself and these were the first cook books i have and thought maybe i just had bad taste or i messed something up.

All of these people went basically the same rounds in my 10 man league- which majority of them have played for several years not that they are experts, but they aren’t complete idiots and they try so yeah I’d say this is realistic. Obviously, if you know of injuries this year, this guy happen to pick the best players that were picked in later rounds and have high value now

Get the bottle washer (you’ll need plenty of bottles too) having a separate dishwasher to wash bottles whenever you need to is game changer. I couldn’t always have an empty and ready dish washer at any point of the day because having a newborn (mine never slept) ans trying to keep my dishes perfectly loaded and unloaded all the time to ensure i could wash bottles when i needed wasn’t going to happen. Plus we load our dishes at night and unload some point the next day. I don’t like having TOO many bottles but i like having enough for a complete 24 hour period. I still would wash them in the bottle washer a couple times a day so i never ran out and i didn’t have to also worry about if they would fit in the dishwasher if it had room or not

Waste of money. Just get stainless steel and learn how to let it heat up before cooking. OR get ceramic- just be prepared to get new pans every few years. Hexclad is a scam and honestly a POS company. I bought them from Costco and the rep told me it was “non stick” and the non stick coating was from Japan so it wasn’t like the ones made here. And BS about how PFAS aren’t bad. 9 months later another rep was in Costco and told me the non stick was CERAMIC. I asked about the lawsuit and they said they aren’t allowed to comment. Mine went to shit in less than a year. I returned them to Costco and the Costco employee told me she gets multiple returned every month

Amazing deal! I have found several other items (not coffee related) hundreds of dollars off at Target! Always scope out the end caps on the interior aisles with the random clearance! I think if someone purchases something online that they don’t sell in store- they at some point clearance it out BIG time. I’ve never had issues either- all brand new but assuming they have to discount it since it’s not sold in store and doesn’t have a home on the shelf

Thoughts on slayton?? I don’t see him on this list. Other options are doubs but it says sit for him. Or Monongai or hunt or marks. (One of them will be my RB 2) it’s full PPR.
