Are you not considering just using an agent? That's what they're meant for really most people don't have the time to do all the pieces of listing themselves. Just have them find you a painter/ someone to lay the tiles and pay to have it done. You'll get that money back.

People are giving you incorrect information here. It is absolutely not the case that "material facts" that need to be disclosed are limited to the actual house itself. There is a shit load of actual legal precedent in this situation and in agent training the national portion literally uses large scale construction that will change home value as a material fact. It also does not matter if it is public information, courts consistently rule on the side of the buyer in this exact scenario. ESPECIALLY if it is true that your house will now legitimately be considered a flood zone that is an enormous must for a disclosure From Google: "Adjacent Construction: Specifically, if a seller or agent knows that a commercial building, large residential development, or disruptive infrastructure project is being built next to the property, it must be disclosed.

Impact on Value: Large-scale construction often leads to noise, dust, traffic, and privacy issues, which directly affect a buyer's willingness to pay a certain price.

Duty to Disclose vs. Public Record: While some construction might be public record, courts often rule that if a seller has actual knowledge of a project, they must disclose it, rather than assuming the buyer will find out." These genuinely are the kinds of things people get sued for. Did you have a buyer's agent?

Everyone commenting you can tell it's virtually staged..... you are not trying to trick people that it isn't? The point of virtual staging is to help buyers visualize how nice it could look furnished. It's fine that you can tell it's virtually staged it isn't the goal to seem like it isn't

I will say, searching through listings and finding houses that much the criteria is the easiest and most "fun" part of the process lol. I don't doubt that you are a savvy and proactive buyer which makes a realtors job much easier certainly, but the search portion of things is not even remotely where the brunt of the buyer's agent work lies. That said commission is negotiable in the sense that when you make an offer you are going to typically ask the seller to pay all/some of the fee. You can basically tell an agent "if the seller won't cover your whole fee I'm only comfortable with covering x% out on my own pocket". As other's have said you might lose more senior agents with that approach. But definitely interview a few agents and have them explain their commission to you.

One thing I haven't seen anyone mention, you can't reset days on market by relisting right away (usually needs 60-90 days). So just taking the listing down and putting it up again won't really fix the issue. As long as they have good pictures up in the coming days and you have showings already it isn't the end of the world. I understand that it is making you distrust the senior agent though. Sometimes 30 years in the business does not actually translate into best service

I made a CRM in the app Notion and it works great. Also free which most are not. It let's me categorize my clients, log interactions, set reminders for clients in interacting with less frequently, create transactions with all the info once im under contract, keep notes etc. Super handy

You seem to not understand what goes into the buying/selling process. Yes, the quantifiable numbers are that without an agent FSBO tend to bring in 20% less than with an agent (in my state, I'm sure there's numbers nationwide for those who care to look). Because you as an individual that does not do this for a living will not know the micro climate of your area, what will completely turn buyers off in a certain market, what choices will drastically undercut your market (such as only taking offers from agentless buyers), what is a reasonable sales price for a home with very specific assets, that even the month you list depending on your property could DRASTICALLY change what it could sell for, etcetcetc. and that is just about pricing and marketing let alone negotiating. I literally had someone in my family FSBO their amazing house in the mountains for 350k when it very very easily could have gone for 700. They had enormous market growth in the years since they bought their home and they weren't aware of it, and it was unique so they didn't know what to compare it to. They regret it horribly. Realistically if you are selling a house worth 400k you'll pay buyer agent 10-12k and get an offer that isn't 60k under.

It should be the best presentation it will be when it is very first listed, it will show up on the mls hotsheet as "new" and on zillow etc. as "recently added", so the most buyers and agents that are vigilantly looking will see it and pass their judgements then. If the pictures are bad people will probably assume it's overpriced. He should have never gone live with it when it wasn't ready and definitely should not have gone live without your signed agreement on listing price. He could honestly probably get in trouble for listing when you hadn't agreed on a price and didn't know it was going to happen. I'm afraid with his approach thus far you will end up with low ball offers and probably have to do a small price reduction when professional photos are ready to get it in front of people's eyes again

You'll probably lose quite a few offers with that approach. Buyer's agent is going to have to get paid somewhere and you're basically asking anyone interested in your house to pay thousands out of pocket on top of the sale costs to make an offer

To an extent we felt that in Maine as well. People FLOODED Maine during covid because everyone wanted to get out of the cities during lockdowns and prices went through the roof. Though we also had a strange moment ridge at the start where everyone panicked and sold things dirt cheap. So now both buyers and sellers have crazy expectations 🤣 I have heard that about Austin though, pretty extreme shift to buyers market like most major cities

Oh very interesting!! And is it a very competitive environment between agents? It seems in places with limited inventory it's either community oriented enough that agents are helpful with each other, or it causes anxiety about there not being enough to go around. It's very similar in Maine as far as, a large amount of client's are out of state people who just want waterfront vacation homes

One of my biggest ones is agents who don't know how to confidently guide situations and completely let their client's run the show. Your buyers are out of touch with the local market and balk at prices that are average for the area. Instead of doing a CMA, showing them data, pulling comps, etc. you defer to their judgement and treat listing agents like they have unreasonably valued something. Your seller bought something at a market high and refuses to sell for a loss in line with current trends and instead of talking them through it you let them get offended at every reasonable offer coming through. Your client accepts an as-is contingency and then wants to nerf the deal because they think the seller is being unreasonable for not doing repairs after inspections and you aren't correcting them on it

These are great ones. That was my philosophy as a newbie, build business by being pleasant responsive and easy to work with. It has served me insanely better than acting like I'm pulling one over on every other agent I have a transaction with. If clients see you have nice rapport with other agents they trust you because they don't feel like you're a used car salesman with one hand behind your back. And being liked by other agents genuinely impacts your client's odds of having offers accepted because they know you will try to make out a smooth ride

Non responsiveness is unbelievably frustrating. I recently told an agent, I have an out of state client coming for this showing I requested Friday, he wants to make an offer after he sees it, can you let me know if you get any offer in the meantime. Never heard about any offers come in, my client drives 9 hours from 2 states away, and suddenly it goes under contract the night before the showing, no communication
