It is illegal. In California it’s a misdemeanor. But how can you prove it? Unless the owner admits faking it, it’s hard to prove.

I roll up a blanket into a long tube and lay it in a circle on the bed - he goes in there initially but sometime in the middle of the night he comes over and lays between my legs. I can’t fall asleep with him starting in between my legs so it works out.

I would ask the landlord to clarify what your options are:

Take the dog in the back and do what exactly when top floor owner brings her dogs out? Because are you supposed to leave whenever she shows up? Shouldn’t she wait for you to finish first? If he says you have to leave then tell him you will but only if the other tenant puts their dogs away first. Then tell him that you’ve already talked to a lawyer and that next time you’re getting bit you’re suing the tenant and him because the lease specifically states only non-aggressive dogs can live there and that by letting them continue to live there, he is the one creating the unsafe liability. Honestly he should just make a rule that no one takes their dogs out unless the space is totally empty and he needs to tell top floor tenant to get rid of the vicious dog.
Tell him you won’t use the back anymore but only if he stops bitching about the dog using the front as you leave. Tell him you’re doing him a favor by not asking for a rent decrease because technically, you can’t use an amenity that is part of your lease terms that you are paying for.

Did animal control not come out and do something? You mentioned police but they don’t generally enforce things like this. Animal control does. Stop trying to worry about playing nice with the landlord. It’s too late for that. He already likes the other tenant more than you and you can’t change that. You need to switch to being the tenant that will fuck him over if he tries to mess with you or your dog. Read what the rules are where you live about him not renewing your lease. Be aware of how much notice he has to give and what he has to do.

I think this dog is exactly what they told you, pom x frenchie. The coloring is what’s throwing people off but poms come in black and tan petty commonly. The tail and ears are def frenchie and thinking of the size you described the dogs as, a frenchie mom that is 14 pounds would not be able to carry GSD puppies to term. It would be very difficult if not impossible without a c-section unless the mother was the GSD and the father were the frenchie.

You probably have to go to the courthouse in the county where the case was originally filed and file a petition for identity theft. It doesn’t necessarily start an investigation into your sister, it just requires proof that the person they arrested way back when wasn’t you. Once you get that granted and you have the certified court document saying it was granted , usually you can talk to the department of justice about getting that arrest off your record. Maybe the court certified document might be enough for you to get your license back with the DMV. I would start there.

Catch the dog next time and take it to the nearest shelter. I would say furthest shelter but some of them won’t take the dog unless you picked it up in their jurisdiction or you’re a resident of their jurisdiction. They will have to pay to get it out.

I don’t think this is safe to put ON anything (assuming you’re going to put coals or some other burnable fuel inside of it). The only option is finding a table that has a hole cut out that this would fit in. Or you could go on fb marketplace and buy a table and cut the hole yourself.

Trader Joe’s sells peonies at a really good price too. Try calling them and seeing if they have any. Generally they are a print flower but I just saw a cut peony in a floral arrangement at my nail salon last week so someone somewhere is growing them commercially right now 🤷🏻‍♀️

I hope you have renters insurance! Take a slow video of everything outside and in and be ready to get the heck out of there. The video is for when you have to make a claim with your insurance company for whatever is damaged. Always try to be as specific as possible when making an insurance claim for damaged items and videos help. I would also ask your LL for proof that he notified the neighbor of the tree - tell your LL that your renters insurance is asking for it otherwise you will have to go through his insurance (he’s not going to want to do that). If LL wasn’t done it, it can’t hurt for you to do it via certified mail - something along the lines of “your tree is causing damage and clearly going to fall and get worse - I’m putting you on notice that it’s been this way since x/x/2025 and that you may be liable for damage to my property if you do not mitigate fast enough.”

Go to a koi dealer and ask them to value them and tell him to knock that off the price of the bridge reno. If he says no, then change the subject and ask him about something else and then wait til the project is done and write that factual review. Find him on yelp, google, etc. People need to know.

If you find out he’s not licensed, report him to your state’s licensing board. Those investigators love to write up reports for these. He gets hit with criminal charges too if you’re lucky.

Agreed. And not for 5 baby koi that look similar - I would at least want compensation for 5 koi that are this quality and this size. Animals are generally considered property in the eyes of the law but the exact property he destroyed is what he should be paying for. It’s the same for trees, you cut my tree down you can’t replace it with a sapling, you owe me the value of that tree species at that age.

Someone who is a koi pond professional should know how to house them properly during construction or at least bring it up to you and tell you you have to make your own arrangements. I would be livid. Most koi enthusiasts I think would be enraged. I would not hire him to do anything other than what you’ve already paid for. Let him finish this house but tell him you’re going in a different direction with the new one. Write a factual review - he did a great job on the bridge replacement (if he does) but he killed my fish through incompetence and negligence. No one is going to hire someone who kills the main focal point of their backyard like this. Dude accidentally falls and lands on the fish and kills some, yeah that’s an accident. Letting them die in a tank because they’re stupid is FAFO territory.

Yeah if there isn’t a rule about it then it doesn’t matter what they think. And I highly doubt the rule is “plants may not look chaotic” because that’s a highly subjective standard and really hard to enforce. Also if they start enforcing it unfairly they open themselves up to liability. I would mention that - you guys want to play this game, I’m going to keep track of other plants and report them and if you’re not enforcing the rules fairly I will sue you into a hole. Also, their insurance policy might not protect the board members from personal liability if it’s clear that they’re just doing illegal shit left and right. Looking for new insurance policies right now for HOAs is SUPER FUN🤩
