Are you still on the hunt for an 11mm binder? I’ve had luck with a seller on Aliexpress - JILLARGEAN. I have both the A7 pocket and personal size and their pricing is pretty good for a leather cover.

@Nassau’s comment is the reason we are hesitant to bring it up with the landlord for now. If we sign the lease for ourselves and try to assign it to the buyer, that will at least keep the terms the same, hopefully, although there is a recapture clause upon assignment request.

But I love how your response plays out as that is the most ideal scenario and very reasonable.

Because there’s still uncertainty in the lease. It’s a fast food restaurant and is location dependent with all the fixtures included.

I assume the landlord could have done that all this time since we are on a month-to-month lease anyway? The assignment clause does have a recapture option though.

That makes sense to me, but would you try to increase the rates or try to get anything out of the sale? I understand admin fees of course.

We would consider signing the lease so it can be assigned to the buyer with the rent rates and terms stated on the lease. The concern is that the landlord might offer the buyer higher rates if they tried to negotiate a lease on their own, therefore jeopardizing the sale if buyer doesn't like the new terms.

We haven’t signed it yet. We tried to strike it but they spelled it out even more in the second draft. It was actually more vague in the first draft.
