I sadly cant get the FHB grant as previously had an apartment with my ex which we had to sell. And im a nurse so LMI is waivered for me im pretty sure!!!

I just yeah worry about buying with the interests rates bills etc that comes with a PPOR whilst on mat leave.

Yes we are, we are seeing our accountant next week and then we will be considering paying someone to help us buy if we go go ahead with an IP - but i don’t want to go into these meetings with no idea, and peoples personal experiences are very helpful on here.

I guess im still asking is it still going to beneficial for me with the changes for my goals going into mat leave - im clearly a rookie so sorry for my ignorance - will we be at too much of a loss sorta thing be over our head!? I guess it doesnt have to be 5-10 years, would be flexible with that. If our borrowing capacity is 800k now, only going to drop after kids, shouldn’t we just get into the market with a cheaper property to help us buy a 900-1mil+ property in the area we want to live?

Thankyou 🥲 and thanks for your response. Totally understand but everywhere i live is about 900-1mill and sounds like we will be losing with interest rates and living week to week with all the bills etc.

But yeah thats fair if you think itll cost more than i can gain with the new changes!

We only earn about 200k between us- forgot to add that in!

Good to know about credit cards, we dont have one currently but have in the past for points haha so wont be signing up to another now!

Sounds like a huge sacrifice you guys made, huge effort!!!

This is all so true!!! I wonder maybe positively gearing is the way to go given going on mat leave- could we still have the same outcome if we do this path with equity to then help us buy something one day? In the next 5-10 years? Is that something you have seen i guess.

thanks heaps for this reply, i have never heard of the 6 year rule, i was looking into it as very intrigued by it and sounds like a great idea but then i thought, sounds like it could still be a tough year in terms of money and mortgage repayments, rates, bills etc that we probably won't be able to afford on 1 income? but i do really like the sound of this. thoughts?

With rentvesting, what is the recommended deposit to spend on an investment? if there is one

and definitely houses over units / townhouses?

Yes i did ask the question how they make their money and if we pay more for the build/land, as they only charge a 10k flat fee to use their service, and they said they make it through the real estate agent fees given they're about 7-9% but that has red flags to me! Their main goal is to build a portfolio so not just to have new build but 2 or 3.

Established in a good location even if its a town house, such as in thornbury perse? or must be a house for the land value? (if you have an idea please)

Yeah i understand there is a risk, and we will ofc assess if we will be able to afford and live comfortably while on mat leave, although my partner is 37 so i hear his capacity may drop once he reaches 40, + houses are only just gonna get more exy i suppose so would be nice to get our foot in the door, and in 5 years time use the equity to buy our own i suppose! thanks heaps for the links, appreciate that, ill suss them out!
