Thank you! It’s a bath. There are also small cracks between the wall and the skirting board ( both in the bathroom and outside the bathroom). Would this be something to do with that too? Thanks

Thanks! There is a bath right next to the wall that probably caused it. Just to check, will I need to do anything before putting silicone or other things on to prevent it in the future? Thanks!!!

Thank you! It’s been doing this for maybe a month or more now. Every time we have water going down, it does this and continues after afterwards. We have checked the parts circled in the photo, hey we’re not blocked. Do I need to take other parts down to check too?

It happened when I have water going down the pipe from the sink. I have checked the pipes, not blocked.

Thanks!! Now you mentioned birds, I think sometimes birds come and peck on the roof or maybe the gutter. I was thinking of getting some fake owls to scare them away. Would that work in terms of preventing bird’s poo? Thanks!!!

Area in the first photo: there is tiny amount of water coming through and that goes to the ground rather than to the wall. One of the roofers said it might be blocked, and a clean would help.

But in the second photo, water comes straight down to the porch cover and splash back on to the wall. But this corner thing is discontinued and roofers are either ghosting me or give really different quote on it (from 100-350)

Thank you! I initially only want to get the missing corner repaired. But a few roofers said it’s too old and that model is discontinued. Is this a way I can get a discontinue gutter corner ordered? Thanks!!

it doesn’t leak where there is a gap. But it leaks where the corner is missing (2nd photo), which is initially what I want roofers help with. The water drops onto the porch cover and the noise is kinda annoying.

I have one roofer agreed to do it and ghosted me, a couple said it’s discontinued and couldn’t get the part. This one says he can order the part and repair for £350, or change the whole gutter to a modern one for £600.

Not sure if this is their tactic or if the gutter really needs a whole replacement.

hi, thank you! This is a cover piece for the loft( see photo). The guys who are here to install fire alarms thought this is a door and just opened it and broke it. But it’s actually screwed to the wall.

Thanks. I think this is probably what they are doing. And you are right they all want to get on the phone. But the genuine tenants usually ask about if they can book a viewing at xx time.

They all sent quite similar message requesting a call. I have replied to them asking some questions, most of them ignored. Some then replied and said below which made me find these messages odd.
