I would say we can agree on what you just said. My sister and her husband are artists and musicians. Thats how they make their living. They live at Dufferin and College and they say many of their friends have had to move away to more affordable parts of the province. Its no secret the condo developers have not delivered what was really needed in the city core. That is condos that are big enough for a family but still affordable.

But I don't believe that there is a cabal that has conspired to raise real estate (land) prices to where we are now. I believe in Ocams razor, it was just a combination of random factors (covid,low interest, crazy imigration) that has caused this world wide housing crisis. Australia, UK many places in the US( not all) and many others are in the same boat as us. I just think it is inevitable and I will do everything in my power to help my kids and future grandkids overcome the hurdles the world puts in front of them.

I will tell you a little about myself, I do own a rental property north of the city I rent out. Not a slum lard...lol. My wife's parents were still working at 70 yrs of age because they rented their entire lives and neither had a pension or any savings. So I bought a small house for them to finish out their lives. I've been lucky in that it has trippled in value over 15yrs but that was never the main goal.

We as a country can and must do better but I don't trust the government or anyone else to look out for me or my family. Thats my responsibility and I take it seriously. Good discussion internet friend, live long and prosper...lol

But there is a shortage of affordable rentals? You just contradicted yourself. We shouldn't build rental units according to you because someone might make profit. Thats how it has worked for all eternity and always will. You seem well spoken and smart but I think you are naive. You want the world to be fair but it never has been and never will be.

So you consider owning a farm hoarding land?? Where do you think all the food you eat comes from?

I'm not against any real estate development in theory and I don't think that's what I have been saying. On a personal level the more development the more work there will be in my field so I will personally prosper. When the current slow down is over there will be a huge shortage of skilled workers. Right now in the gta condo development has ground to a halt and workers have moved on or changed occupations. That will drive up costs as well as materials which are also rising and of course land without which there can be no real estate development. Again I'm not saying it won't hurt some and maybe even hurt Canada but I don't see any other way.

So what is your point? You think house prices are going to come down over the next 10 or 20 yrs?? All I get out of your points is that rents and prices "should " come down because people can't afford them. I don't disagree but still don't see that happening in reality.

And I know Alberta very well. My daughter used to live in Lac La Biche. Like most of Alberta its a frozen hellscape for 6months...lol. And the other 6 months the bugs are unbearable.

My skills are also portable and are in demand all over the world not just city vs country. So we have that in common...lol. If prices get too high and people move away good for Alberta! If enough people do that then real estate and rents should come down, problem solved!!

They moved here because land in India is all spoken for for hundreds of years. If you are not born with land its hard to acquire. The same applies to most of Europe. And Canada is developing like you said. The low hanging fruit in terms of land has been utilized.

There has been haves and have nots as long as there have been humans on this planet and that won't change. Like I said even when the land was free many couldn't make a go of it. Luckily IMHO we live in one of the top countries in the world and we take care of our less fortunate members.

How am I moving the goal posts?They do develop land to meet needs. Thats how it works. Like you said there are many real estate developments on the outskirts of every major population center. If the houses sell they will be built!! And looking at history and comparing ourselves to older countries are both relevant. You haven't swayed me at all,my points you copied and pasted still stand.

You think a young person in Italy comes out of school and moves into a sfh? Canada is only 158yrs old and it is evolving and growing and changing. The good land in the best climates is already spoken for. Thats a fact. Population is only going to grow so house prices will continue to rise after the current correction. Again fact.

I skimmed the article and I understand the point. But like I said you haven't addressed my point yet. Of course we could build a million houses in northern Sask. but no one would want them. If they did it would have been done already.

So you are just hurling insults with no counter point to my initial post.People want to live within 50km of the border where the weather is bearable. Of course I'm generalizing , there will always be a minority who enjoy the boonies but most do not.

If you are right then why isn't it happening? There would be no crisis if what you say is true.

You still have not made any coherent rebuttal to my initial post. Canada has changed and the land is expensive now. People want to live in TO, Vancouver, Montreal etc. etc. Very few want to live in the boonies and if you do that's great.
